Buyers Agent in Reservoir, on your side only.

Reservoir is big enough to behave like several suburbs at once, from the Edwardes Lake streets to the townhouse-heavy north, so buying well here starts with choosing the right part of it.

Reservoir: Four Stations, Two Creeks and Very Different Pockets

Reservoir covers about 19 square kilometres of Darebin and is home to more than 50,000 people, which makes it one of the largest suburbs in Melbourne’s north. It has four stations on the Mernda line (Regent, Reservoir, Ruthven and Keon Park), tram route 11 on its western side, and the Merri and Darebin Creek trails at either edge. Most of the original housing is postwar weatherboard and brick on generous blocks, and a large share of those blocks have since been split into units and townhouses.

At a median house price of around $950,000 (REIV, March quarter 2026), with 77.8% of auctions clearing and houses taking about 43 days to sell, Reservoir draws first home buyers, upsizers from Preston and investors alike. A Reservoir buyers agent earns their keep by matching you to the pocket that suits your goal, because growth and yield vary a lot across the suburb.

Treating Reservoir as One Market Is the Costly Mistake

The streets around Edwardes Lake and in the south near the Preston border behave very differently from the north near Keon Park and Ruthven. Price per square metre, buyer depth and resale speed all change, so compare like with like.

Townhouse supply is the next issue. Years of dual-occupancy development mean many near-identical two and three bedroom townhouses compete at resale. Units on their own title with a yard hold up better than those squeezed onto a rear block. For houses, original homes on wide blocks attract developers, so check the zoning before assuming you can outbid them. Transport has improved: the High Street level crossing was removed and Reservoir station rebuilt in 2019, Keon Parade followed in 2024, and a future Suburban Rail Loop station is planned for Reservoir.

Not sure which Reservoir pocket suits your budget or investment goal? A short strategy call will narrow it down.

Buying in Reservoir: What We Watch For

What Reservoir lacks is a renovated period or postwar home on a quiet street within walking distance of a station, with a decent garden. Most homes are either original houses on large blocks, which attract builders, or townhouses created from those blocks, and the middle ground is thin. When a good family home in the Edwardes Lake area or near Reservoir station comes up, it attracts upsizers from Preston, Thornbury and Coburg as well as locals. Townhouse quality varies widely, so we look closely at build quality, layout and outdoor space, and we are wary of units squeezed onto narrow rear blocks. Campaigns for original homes can be short and intense when builders are active, while townhouse campaigns often run longer, leaving room for negotiation.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Matching the Right Reservoir Pocket to Your Goal

Reservoir attracts very different buyers, and what suits an investor chasing yield rarely suits a family upsizing from Preston. We start by defining your goal, then Alana screens the pockets and the property: zoning and subdivision potential, the quality of any townhouse build, and owners corporation records where they apply. Sharyn’s network across Darebin often surfaces homes before they are listed, which matters when first home buyers and builders are chasing the same original house. Lou negotiates and bids with the experience of a former selling agent and auctioneer. Our fee is fixed, so we never benefit from you paying more.

Questions

Buying in Reservoir: Common Questions

Which part of Reservoir has the best long-term growth prospects?
Historically, the streets around Edwardes Lake and in the south near the Preston and Thornbury borders have attracted the deepest buyer demand, helped by proximity to Reservoir station and the Broadway and Edwardes Street shops. The north near Keon Park and Ruthven is more affordable and can offer higher yields. The right pocket depends on whether you prioritise growth, yield or lifestyle.
If your budget allows, a Reservoir house on its own land usually offers stronger long-term growth than a townhouse. That said, a well-built townhouse with its own yard and a good position can suit first home buyers and downsizers. Avoid generic stock where many near-identical units compete at resale, and check the build quality and any owners corporation records.
A Suburban Rail Loop station has been announced for Reservoir as part of a later stage of the project, linking the suburb to other middle-ring centres. Timing is uncertain and could be many years away. It is a potential long-term positive, but we would not recommend paying a premium today based on it alone.
Reservoir is more affordable than Preston and Thornbury, with larger blocks in many streets but a longer trip to the city and fewer period homes. Preston has the market and High Street, while Thornbury has more period stock and inner-north character. Many buyers start in Reservoir after being priced out further south.
Reservoir High School and William Ruthven Secondary College are the local government secondary schools, and Preston High School is a short trip south. Several Catholic and independent schools are also within reach. In a suburb this large, zones differ from one end to the other, so look up each Reservoir address at findmyschool.vic.gov.au.
Reservoir can suit investors, with a gross rental yield of around 3.0% on a median weekly house rent of $550 (REIV, March quarter 2026), which is higher than many inner suburbs. Rental demand is supported by four Mernda line stations and nearby La Trobe University. Choose stock with lasting appeal rather than the cheapest option.
