Fairfield: Station Street Village, Yarra Parkland and Period Homes

Fairfield stretches from Darebin Road down to the Yarra River, between Northcote and Grange Road. The heart of it is Station Street, a village strip of cafes, food stores and the Grandview Hotel, right beside Fairfield station on the Hurstbridge line. The streets around it hold Victorian, Edwardian and interwar homes, many on wider blocks than you find in Northcote, while Fairfield Park, the boathouse and the Yarra Bend parklands sit at the southern end.

On REIV figures for the March quarter 2026, Fairfield houses have a median around $1.7 million, clear at auction 76.2% of the time and sell in about 33.5 days. It is a market led by families and upgraders, and good homes are rarely left on the shelf. As a buyers agent in Fairfield, we spend much of our time showing clients which streets truly deliver the village lifestyle and which only borrow its name.

Getting Fairfield Right: The Village Premium and Its Limits

The Station Street premium is real, but it fades quickly. A home on a quiet street within a short walk of the village and station is worth much more than one north of the light industrial pocket in the north-east, even if both are listed as Fairfield. Walk the route before you bid.

Heidelberg Road is the other dividing line. It carries heavy traffic, and homes facing it or the busier parts of Station Street trade at a discount that never fully disappears. Fairfield is split between Darebin and Yarra councils, so check which planning scheme and heritage controls apply. Streets near the river and parkland are the most contested, and buyers who only start looking when an auction is advertised often find the best homes already under contract.

Buying in Fairfield: What We Watch For

The shortage in Fairfield is not period homes in general but family-sized period homes, with three or four bedrooms and a usable garden, on a quiet street within walking distance of Station Street. Many Edwardian and interwar homes here have been extended once already, and the quality of that work varies widely. A beautiful facade can sit in front of an older rear addition that needs significant money, so we look closely at the extension, not just the front rooms. We also see buyers drawn to the Yarra and Fairfield Park end without weighing the walk back up to the station and shops. Campaigns in Fairfield move quickly once a home is well priced, and agents often take early offers on the best properties. Buyers who have done their homework and arranged finance in advance are the ones who get a chance at those homes.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Our Approach to Fairfield's Family-Driven Market

Fairfield buyers are often upgrading from a Northcote or Thornbury terrace, and they compete against each other for a limited number of family homes near the village. Sharyn keeps close contact with agents across Darebin, which gives us early notice of homes that might sell before a campaign. Lou handles auctions and private negotiations with a selling agent’s understanding of how vendors set their reserves. Alana checks which council and planning scheme apply, any heritage controls on period facades, and the condition of older homes that have been extended at the back. Our fee is fixed, which keeps our advice honest about price.

Questions

Buying in Fairfield: Questions We Hear Most

Which government secondary schools serve Fairfield?
Fairfield families commonly look to Northcote High School and Thornbury High School, both nearby government secondaries. Zone boundaries are set by the Department of Education and can differ between neighbouring streets, so check the specific address at findmyschool.vic.gov.au. A school zone can move prices, so confirm it before you bid rather than relying on agent marketing.
Homes within an easy walk of Station Street and Fairfield station generally command a clear premium over similar homes further north or near Heidelberg Road. The size varies by street and property type, so we compare recent sales on each side of the village before advising on price rather than applying a rule of thumb.
Fairfield often offers larger blocks than Northcote and a stronger village feel than parts of Alphington, at a price between the two depending on the street. Alphington has larger homes and newer development, while Northcote is closer to the city and High Street. The right choice depends on block size, transport and school priorities.
Some low-lying land near the Yarra River may be affected by flood controls, and Fairfield is split between Darebin and Yarra councils with different planning schemes. Check the planning certificate for any overlay, including heritage, before buying, especially if you plan to extend or rebuild on one of the streets running down toward Fairfield Park.
Fairfield auctions are competitive, with a 76.2% clearance rate and houses averaging about 33.5 days on market (REIV, March quarter 2026). Family homes near the village and parkland often draw several bidders, while homes on busier roads can pass in. Having finance and due diligence done before auction day is essential.
A buyers agent is worth considering if you are competing for limited family homes in Fairfield. We give you early access through agent relationships, honest pricing based on street-level evidence, and an experienced bidder on the day. Our fee is fixed, so we have no reason to push the price up.

How we can help

We act for owner occupiers buying a home to live in, as well as first home buyers, families upsizing, downsizers and property investors.

Some homes change hands before they are ever advertised, so we search off-market property as well as listings. If it goes to auction, we can bid for you. Not sure about the building? Start with a pre-purchase property report.

Moving from interstate or overseas? We run the search and inspections for buyers who are not in Melbourne. Buying for business or super? See our commercial property buyers advocate service.

Selling instead? Our vendor advocates help you pick the right agent and campaign.
