Downsizing is rarely just about a smaller home. It is about the right home, in the right pocket, without overpaying or rushing a sale you only make once. We handle both sides for you, selling the family home and securing the next one, so the move works financially and personally.
When you downsize you are usually selling and buying at once, often in the same market. A selling agent works for the vendor. We work only for you, on both sides of the move. As buyers advocates we find and secure the right property, including homes that never reach the open market.
Through our vendor advocacy we oversee the sale of your current home, managing the agent, the campaign and the negotiation, so you are not doing it alone. One team, one plan, both transactions aligned.
The hardest part of downsizing is not finding a smaller home. It is timing the sale and the purchase so you are never caught short.
We manage the sale and the purchase as one coordinated move, so the timing, the numbers and the next home all line up.
Your lifestyle, budget and must-haves, whether that is single-level living, lock-up-and-leave convenience, or being close to family, transport and health services.
We align the timing of selling your home and buying the next, so you are not forced to rush either one.
Including off-market and pre-market homes suited to downsizers, which are scarce and rarely advertised.
We evaluate each option honestly on value, condition, body corporate, liveability and resale.
At auction or private sale we negotiate the purchase, and through vendor advocacy we drive the sale of your current home.
You get our full team on the move. Lou, a former selling agent and auctioneer, knows exactly how the other side runs a sale and an auction. Sharyn specialises in off-market property, the quiet listings that suit downsizers who want discretion and less fuss.
You have a single point of contact from the first conversation to settlement on both homes, so nothing falls between the sale and the purchase.
The right move is as much about the numbers as the home. A few things worth planning early.
If you are 55 or older and have owned your home for at least 10 years, you may be able to put up to $300,000 each, or $600,000 as a couple, from the sale proceeds into super, on top of the usual caps. It needs to be done within 90 days of settlement, so it is worth planning before you sell.
If you hold an eligible concession card, you may qualify for a one-off stamp duty exemption on a home up to $330,000, or a concession up to $750,000, when it becomes your main residence. It can only be claimed once.
Selling the family home can affect your Age Pension, because the home is exempt from the assets test but the proceeds may not be. The timing of the sale and purchase matters, and we coordinate the move to keep the gap short and clean.
Well located, low-maintenance homes with single-level living are in short supply and tend to hold value. Buying the right one, not just an available one, protects both your lifestyle and your resale position.
