Coburg runs from Moreland Road north to Gaffney Street and Murray Road, with Merri Creek and Coburg Lake Reserve on its eastern side and Sydney Road through the middle. West of Sydney Road you find older Victorian and Edwardian homes around the Upfield line and streets like The Grove, while the area east of Sydney Road filled out after the First World War with bungalows and later postwar homes. The former Pentridge prison has become a large apartment and townhouse precinct.

The Upfield line was rebuilt as a raised rail bridge through Bell Street and Munro Street in 2020, removing two notorious boom gates and rebuilding Coburg station. That improved the flow around the station, but homes beside the line still deal with trains overhead, so judge each one on its own position.
The bigger risk is apartment supply. Pentridge and the Sydney Road corridor have added a large number of units, and resale prices on generic stock can lag. If you are buying a unit, look hard at the building, owners corporation and how many identical apartments compete with yours. For houses, Coburg North and the industrial edges trade below the core, while streets near Coburg Lake and the Merri Creek trail attract the strongest family competition.
