Pascoe Vale: Family Blocks Along the Moonee Ponds Creek

Pascoe Vale sits in the City of Merri-bek, with the Moonee Ponds Creek trail on its western side and a mix of interwar and post-war houses across the suburb. Precincts such as the Turner Street area and the streets around Gavin Park hold some of the most intact older homes, while many original blocks have been split for units and townhouses. Trains run from Pascoe Vale station on the Craigieburn line, with Oak Park and Strathmore stations close by.

The median house price is around $1.2 million (REIV, March quarter 2026), houses average 35 days on market and the auction clearance rate is 80.6%, so good family homes sell quickly. Working with a buyers agent in Pascoe Vale helps you compare a full original block against a new townhouse, and tell a quiet creek-side street from one carrying traffic toward Pascoe Vale Road or Gaffney Street.

Original Block or New Townhouse? The Pascoe Vale Question

Most Pascoe Vale buyers end up choosing between an original house on a full block and a newer townhouse on a subdivided one. Original homes on good land are the scarcer asset and attract strong competition, including from builders. Townhouses are plentiful, so check build quality, owners corporation arrangements and how many similar homes are on the market before paying a premium for new finishes.

Position within the suburb matters just as much. Pascoe Vale Road, Gaffney Street and Cumberland Road carry heavy traffic, and the Gaffney Street level crossing beside the station can cause delays. Streets near the Moonee Ponds Creek trail and reserves such as Cole Reserve and Gavin Park usually draw the most interest. Check the planning certificate for overlays, especially near the creek, before committing.

Buying in Pascoe Vale: What We Watch For

Original houses on full blocks are what we watch most closely in Pascoe Vale. They are becoming scarcer as more sites are subdivided, and they draw two very different buyers: families who want space and developers who want a site. That competition can push prices beyond what the house alone justifies, so we look at land size, frontage, orientation and any planning controls to judge what the block is really worth. For townhouses, the questions change. We review the subdivision plan, owners corporation rules, build quality and how many similar homes sit within a few streets. We also note how traffic and the railway shape each street. Homes near the creek trail and reserves tend to attract stronger interest than those on Pascoe Vale Road or close to the Gaffney Street crossing, and pricing usually reflects that difference.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Why Pascoe Vale Buyers Work With LP Advisory

Pascoe Vale moves quickly, with houses averaging 35 days on market, so preparation has to happen before the open home. Sharyn’s network gives early notice of family homes in the quieter streets, sometimes before they are advertised. Alana checks land size, title, overlays, permits for extensions and the details of any subdivision, which matter whether you are buying an original block or a townhouse. Lou handles negotiation and auction bidding against the families and developers who compete for the best sites. We charge a fixed fee and only act for buyers, so our advice reflects the property’s value, not a commission on the result.

Questions

Buying in Pascoe Vale: Common Questions

Which Pascoe Vale streets are most sought after?
Quiet streets close to the Moonee Ponds Creek trail, local reserves and the station tend to be most sought after in Pascoe Vale. Homes on main roads such as Pascoe Vale Road, Gaffney Street and Cumberland Road usually sell for less because of traffic noise. Block size and orientation also matter, especially for buyers who plan to extend or rebuild.
A townhouse can suit some Pascoe Vale buyers, but houses on their own land have generally shown stronger long-term growth. Many original blocks have been subdivided, so resale buyers often have several similar townhouses to choose from. If you buy one, prioritise position, a usable courtyard, good construction and low owners corporation costs over the latest finishes.
Pascoe Vale Girls Secondary College is in the suburb, and nearby co-educational government secondary options include schools in Coburg and Strathmore. Government primary schools include Pascoe Vale, Pascoe Vale North and Westbreen. School zones are set by the Department of Education and change over time, so check the exact address at findmyschool.vic.gov.au before you buy.
Pascoe Vale generally offers larger blocks and more interwar and post-war family housing than Coburg, which has more Victorian and Edwardian homes and the bigger shopping and dining strip on Sydney Road. Coburg is served by the Upfield line, while Pascoe Vale has the Craigieburn line. Buyers who want more space for the money often lean toward Pascoe Vale.
It can be for homes close to the station. The Gaffney Street level crossing beside Pascoe Vale station causes delays when the boom gates are down, and nearby homes hear trains and warning bells. Check the Level Crossing Removal Project website for any future plans, and price in current conditions. Homes a few streets back usually avoid most of the impact.
If you are competing for family homes against developers and other families, a buyers agent can help. In Pascoe Vale that means checking whether a block has been subdivided, how it compares with recent sales and what a fair price is before auction day. An independent, fixed-fee agent also gives you honest advice on when to walk away.
