Strathmore: School Zones, Family Blocks and Airport Edges

Strathmore runs from Woodland Street in the south to the Moonee Ponds Creek in the north, with Pascoe Vale Road on the east and Bulla Road and Essendon Airport on the west. The Tullamarine Freeway cuts the suburb in two, and Strathmore station on the Craigieburn line links it to the city. Parks such as Napier Park, with its stand of old river red gums, and the reserves along the creek add to its family appeal.

Strathmore’s median house price sits around $1.5 million (REIV, March quarter 2026), but houses averaged 62 days on market and the auction clearance rate was 66.7%. That suggests buyers here take their time and vendors do not always get their price on the day. A buyers agent in Strathmore can use that slower pace to negotiate well, particularly after a property passes in or has sat on the market for several weeks.

What Makes Buying in Strathmore Harder Than It Looks

Strathmore’s two halves trade differently. The freeway divides the suburb into northern and southern sections, and the western edge sits hard against Essendon Airport. Aircraft and freeway noise vary by street, so check both at different times of day rather than relying on a single inspection.

Strathmore Secondary College is a strong drawcard, and its zone affects demand street by street. Confirm the exact address at findmyschool.vic.gov.au. Many homes are older family houses on decent blocks, and some will need renovation, so building reports and permit history matter. The slower days on market are the opportunity. Properties that have been listed for several weeks or have passed in at auction can be negotiable, particularly where vendors have already bought elsewhere and need to sell.

Considering Strathmore? Book a strategy call and we will help you compare school zones, streets and noise before you make an offer.

Buying in Strathmore: What We Watch For

Strathmore’s longer campaigns change how we approach a purchase. With houses averaging 62 days on market, we track how long each property has been listed, whether the price guide has moved or the home has passed in, and what the vendor may have already committed to elsewhere. That background often shapes a stronger offer than simply bidding on the day. On due diligence, we look closely at noise from Essendon Airport, the Tullamarine Freeway and main roads such as Pascoe Vale Road and Bulla Road, which can vary sharply over a few streets. Older family homes often have extensions, pools or outbuildings added over time, so we check permit records. We also confirm school zones by exact address, because demand for Strathmore Secondary College can make a single street boundary worth a noticeable difference in price.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

How We Help Buyers Win in Strathmore

A slower market like Strathmore’s suits a patient, well-prepared buyer. Lou uses his experience as a selling agent and auctioneer to judge when a vendor is ready to deal, which matters when homes are averaging 62 days on market. Alana checks school zones, title, building reports and airport-related planning controls, so you understand exactly what you are buying. Sharyn finds family homes through her network that may never be advertised, giving you options beyond the listings. Because we charge a fixed fee and work only for buyers, our negotiation stays focused on your best result.

Questions

Buying in Strathmore: Common Questions

Is the Strathmore Secondary College zone worth paying for?
For many families, yes, because Strathmore Secondary College is a sought-after government school and its zone supports demand and resale. Zones depend on exact address, so confirm at findmyschool.vic.gov.au. Strathmore Primary School and Strathmore North Primary also serve local families, and private schools in neighbouring Essendon and Moonee Ponds are within easy reach.
It can, depending on the street. Essendon Airport borders Strathmore to the west, so some homes on that side hear more aircraft noise. The effect varies with flight activity and time of day. Check the planning certificate for any airport-related controls and visit at different times before you buy, especially if you are looking near Bulla Road.
Neither side is better outright, but they appeal to different buyers. The freeway divides Strathmore into northern and southern halves, and homes close to it carry noise. Buyers usually focus on quieter streets set well back from the freeway, Bulla Road and Pascoe Vale Road, then weigh school zones, station access and parks such as Napier Park.
Strathmore houses averaged 62 days on market with a 66.7% auction clearance rate (REIV, March quarter 2026), which reflects buyers taking their time at this price point. Family homes often need work, and buyers compare carefully with Essendon and Pascoe Vale. For prepared buyers, this creates room to negotiate, particularly after a pass-in.
Strathmore is generally quieter and more residential, with family homes, parks and strong local schools. Essendon offers more shopping, a busier station precinct and more period housing. Buyers wanting space and a school-focused community often prefer Strathmore, while those wanting a busier village and more character homes may lean towards Essendon.
Yes, especially in a slower market. A buyers agent can identify which Strathmore listings have room to negotiate, check school zones and noise exposure, and handle negotiations so you do not overpay. Access to off-market family homes can also widen your choice well beyond what is advertised online, which helps when good stock near the station is limited.
