Home / Strathmore Heights
Strathmore Heights is one of Melbourne’s smallest suburbs, covering well under a square kilometre beside Essendon Airport and Moonee Ponds Creek in the City of Moonee Valley. It was developed from 1960 by a company promoted by Malvern Star owner Bruce Small, and its streets still carry aviation names such as Boeing Road, Lockheed Street and De Havilland Avenue. The housing is largely post-war family homes, with some newer townhouses and units on subdivided lots.
The median house price sits around $1.1 million (REIV, March quarter 2026), a discount to neighbouring Strathmore. Parts of the suburb sit on higher ground, offering views, and Essendon Fields is close by for shopping. As a buyers agent in Strathmore Heights, we focus on how aircraft activity, freeway access and the limited number of sales affect each purchase.
Thirty minutes on your brief, your budget and the streets and property types that genuinely fit it. No obligation.
We inspect, shortlist and run the due diligence, including homes that sell quietly and never reach the portals.
We set the price strategy, negotiate or bid on your behalf, and manage the contract through to settlement.
Essendon Airport is the obvious consideration. It handles charter, business and emergency flights rather than major airline traffic, but aircraft noise and planning controls related to the airport can apply near flight paths. Check the planning certificate and spend time at the property on a weekday.
The suburb is not on the rail network. Bus route 469 links it with Essendon station and Moonee Ponds, and route 59 trams run nearby to Airport West. Commuters often drive via the Tullamarine Freeway. The upside is value. Original 1960s homes on decent blocks can be renovated or, where planning allows, redeveloped, giving buyers more land for their money than in Strathmore or Essendon.
The quiet streets near the parkland and the Strathmore border.
The freeway and main-road edges.
A renovated family home on a good block.
Confusing Strathmore Heights with Strathmore proper, which commands a premium.
Local parklands and the Strathmore village nearby.
Local government schools serve the area. Confirm zoning at findmyschool.vic.gov.au.
If Strathmore Heights is out of reach: Pascoe Vale or Glenroy.
We take on a limited number of clients at a time, so every brief gets a director’s full attention. Book a free, no-obligation strategy call and we will map out your Strathmore Heights search together.
Book a free strategy callThe challenge in Strathmore Heights is information. With roughly a thousand residents and only a few sales each year, there is rarely a recent, directly comparable sale to anchor a price. We widen the lens to Strathmore, Airport West and Essendon, then adjust for the airport, block size and condition. Most of the original homes date from the 1960s estate, so we look at roofs, plumbing, wiring and any asbestos in original materials. Subdivided lots and townhouse developments are worth reviewing for shared driveways and building quality. We also check for airport related planning controls and how flight activity is experienced from the specific street. When the right home comes up, buyers who have done this groundwork can move quickly and with confidence.
Many of our purchases never reach the open market.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.Posted on Google![]()

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.Posted on Google![]()

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)Posted on Google![]()

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!
Because only a handful of Strathmore Heights homes sell each year, comparable sales are thin and pricing can be inconsistent. Lou fills that gap by drawing on sales in Strathmore, Airport West and Essendon to negotiate a fair price. Alana reviews airport related planning controls, subdivision potential and building condition on original 1960s homes. Sharyn keeps in contact with local owners, which can surface a sale before it reaches a portal. We charge a fixed fee and act only for buyers, so our advice on a smaller, less visible market is independent from start to finish.
