Moonee Ponds: Puckle Street, Queens Park and Apartment Supply

Moonee Ponds grew from the late 1800s around Mount Alexander Road, the old route to the goldfields, and Puckle Street, its main shopping street since the 1890s. Its older streets hold Victorian cottages, Edwardian villas and interwar homes, particularly around Queens Park with its lake and mature trees. Closer to Moonee Ponds Junction, where trams, buses and trains meet, the skyline is now dominated by apartment buildings. The median house price is around $1.6 million (REIV, March quarter 2026).

Moonee Ponds station on the Craigieburn line, the 59 and 82 trams and quick access to CityLink make it one of the best-connected suburbs in the north-west. As a buyers agent in Moonee Ponds, much of our advice centres on which side of the apartment and house divide suits your goals, and how the long-term redevelopment of Moonee Valley Racecourse could change supply nearby.

Houses vs Apartments in Moonee Ponds: Two Different Markets

Moonee Ponds houses and apartments rarely move together. Freestanding period homes near Queens Park and in the quieter streets away from Mount Alexander Road are scarce and tightly held, and houses sold in an average of 31 days in the March quarter of 2026 (REIV). Apartments near the Junction compete with a large pool of similar stock, which can limit growth and slow resale.

If you are buying an apartment, check the owners corporation records, cladding and defect history, and how many comparable units are for sale. The Moonee Valley Racecourse masterplan allows for around 2,000 dwellings over many years, adding further supply. For houses, be careful with Mount Alexander Road and rail frontages, which sell at a discount for good reason.

Buying in Moonee Ponds: What We Watch For

Moonee Ponds is effectively two markets that share a postcode. Around Queens Park and in the established streets either side of Puckle Street, Victorian and Edwardian houses are tightly held and draw strong interest when they are listed. Around the Junction and along Mount Alexander Road, apartment buildings have added a large volume of stock, and similar units often compete for the same buyers and tenants. The most common issue we see is buyers using the suburb’s overall reputation to justify an apartment price that the building cannot support. Before recommending any apartment, we look at owners corporation minutes, maintenance funds, cladding and defect history, and the number of similar units listed or recently sold in the same block. For houses, our focus is on heritage controls, the condition of older timber homes and the impact of nearby arterials, the rail line and future racecourse construction.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Buying Smart in Moonee Ponds With LP Advisory

In Moonee Ponds, the wrong apartment can sit flat for years while the right period home keeps climbing, so our job starts with steering you to the right stock. Alana checks owners corporation minutes, cladding status and defect claims on apartments near the Junction, and heritage controls and building condition on older homes. Sharyn hears about period homes near Queens Park through local agents before they are listed. Lou negotiates and bids at auction, where good Moonee Ponds houses can attract strong crowds. We work only for buyers, on a fixed fee, so our view of value is independent.

Questions

Buying in Moonee Ponds: Common Questions

Are Moonee Ponds apartments a good investment?
Some are, but selection matters more than usual. The apartment pocket around Moonee Ponds Junction and Puckle Street has a lot of similar stock, which can limit capital growth. Smaller boutique buildings, larger layouts, sound owners corporation records and genuine scarcity give an apartment a better chance. We review the building and competing listings before recommending any Moonee Ponds apartment.
It will add significant housing supply over time. The racecourse masterplan includes around 2,000 dwellings, a redeveloped infield with open space and a new grandstand. For apartment buyers, that means more competition from new stock. For house owners nearby, new open space could add appeal, while construction may cause disruption for streets closest to the course.
The streets around Queens Park and the quieter pockets away from Mount Alexander Road usually attract the strongest demand. Period homes here combine park access with an easy walk to Puckle Street and Moonee Ponds station. Homes on Mount Alexander Road, Maribyrnong Road and next to the rail line are generally harder to resell, so they need to be priced accordingly.
It is among the best in Melbourne’s north-west. Moonee Ponds station on the Craigieburn line sits at the western end of Puckle Street, the 59 tram runs along Mount Alexander Road, and the 82 tram starts at Moonee Ponds Junction and heads to Footscray. Bus routes also converge at the Junction, and CityLink is close by for drivers.
Moonee Ponds is busier and more urban than Essendon, with more apartments and a stronger shopping and dining centre, while Essendon has more large period homes and private schools. Ascot Vale tends to be more affordable, with more workers cottages and proximity to the showgrounds. Buyers who want walkable shopping with period housing often settle on Moonee Ponds.
It helps, particularly if you are choosing between houses and apartments. In the March quarter of 2026, Moonee Ponds houses averaged 31 days on market with a 74.4% clearance rate (REIV), so good homes move quickly while weaker stock lingers. A buyers agent helps you identify the difference, access off-market homes and negotiate or bid with a clear limit.
