Flemington Between the Racecourse and Moonee Ponds Creek

Flemington runs from the Maribyrnong River to Moonee Ponds Creek and takes in Newmarket, with the racecourse and Showgrounds on its western side. Its housing is mostly Victorian and boom era weatherboard cottages and brick terraces, with some Edwardian homes and 1960s and 1970s walk-up flats around Wellington and Farnham Streets. Newmarket station on the Craigieburn line, Flemington Bridge on the Upfield line and trams 57 and 59 make it one of the best connected suburbs this close to the CBD.

The median house price sits around $1.2 million (REIV, March quarter 2026), with houses averaging 32.5 days on market. The Racecourse Road towers are part of the state government’s high-rise renewal program, which will reshape that end of the suburb over the coming decade. A Flemington buyers agent helps you weigh streetscape, transport and that long-term change, rather than buying on price alone.

Reading Flemington Street by Street

Flemington’s value shifts sharply over a few hundred metres. Quiet terrace streets on higher ground behave very differently from homes facing Racecourse Road, Mt Alexander Road or CityLink, and from blocks close to the estate. Visit on a weekday evening and on a race day before you commit, because Cup week and Showgrounds events bring crowds and parking restrictions.

Many cottages are older weatherboards with original stumps, small lots and party walls on terraces, so a thorough building inspection is essential. Heritage overlays also apply across parts of the suburb. The opportunity lies in the long term: tower renewal, a new park at Holland Court and strong transport links point to a suburb still improving, which can reward buyers who choose the right street now.

Buying in Flemington: What We Watch For

The biggest due diligence issue we see in Flemington is building condition. Much of the housing is Victorian and boom era stock, often weatherboard, with original stumps, older roofs and small rear additions of varying quality. Terraces share walls and sometimes drainage with neighbours. A cosmetic renovation can hide a lot, so we look past fresh paint. We also map each home against what surrounds it. Racecourse Road, Mt Alexander Road and CityLink carry heavy traffic, and the Moonee Ponds Creek flats sit lower than the hilly streets above. The tower renewal program will change the estate end of the suburb over years, which brings disruption first and benefits later. Buyers who understand that timeline can choose a street that suits how long they plan to stay.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Our Approach to Buying in Flemington

Flemington rewards buyers who know which streets carry a discount for good reason and which ones are simply underrated. Lou uses his selling and auctioneering background to price that difference and negotiate it. Alana looks at heritage controls, building condition on older weatherboards, and how nearby renewal projects and arterial roads might affect a home. Sharyn keeps a watch on cottages and terraces that sell before listing, which happens in tightly held streets near Newmarket. Our fee is fixed, and we work only for buyers, so we will tell you plainly when a cheaper home is cheap for a reason.

Questions

Buying in Flemington: Common Questions

How will the Flemington public housing tower redevelopment affect nearby property?
It is likely to bring change over many years. Homes Victoria is replacing ageing towers including 12 Holland Court and 120 Racecourse Road, with construction on the Racecourse Road stage expected from 2027 and a new park planned at Holland Court. Expect construction disruption in the short term, with better housing and open space in the longer term. Check timing against your plans.
Busy for a few days each year. Cup week and major race days bring crowds, traffic and temporary parking restrictions to streets near the racecourse and Showgrounds. Most residents accept it as a trade-off for the location, but if you want a quiet weekend every weekend, choose a home further from the event precincts.
Newmarket station on the Craigieburn line and Flemington Bridge on the Upfield line serve the suburb, while the Flemington Racecourse line runs only for events. Trams 57 on Racecourse Road and 59 on Mt Alexander Road also run to the city, so many residents live without a second car. Proximity to a station is a strong resale point.
They can be, with the right street. Flemington houses show a gross rental yield of around 2.9% on a median weekly rent of $650 (REIV, March quarter 2026), and demand from hospital, university and city workers is steady. Terraces on quiet streets close to trams and Newmarket tend to lease and resell best.
Both offer period homes close to the city. Kensington has a more uniform village feel and fewer large arterial roads, while Flemington offers more housing choice, two train lines and a wider range of prices. If budget is tight, Flemington may give you a larger home for the money. Compare specific streets, not suburb averages.
It helps if you are unfamiliar with the suburb’s pockets. A buyers agent can explain why similar Flemington homes sell for very different prices, check heritage and building condition, and negotiate on your behalf. With houses averaging 32.5 days on market (REIV, March quarter 2026), there is time to buy carefully.

We act for owner occupiers buying a home to live in, as well as first home buyers, families upsizing, downsizers and property investors.

Some homes change hands before they are ever advertised, so we search off-market property as well as listings. If it goes to auction, we can bid for you. Not sure about the building? Start with a pre-purchase property report.

Moving from interstate or overseas? We run the search and inspections for buyers who are not in Melbourne. Buying for business or super? See our commercial property buyers advocate service.

Selling instead? Our vendor advocates help you pick the right agent and campaign.
