Kingsville at a glance

Kingsville: The Small Triangle Between Yarraville and West Footscray

Kingsville covers well under a square kilometre, shaped like a right-angled triangle with Williamstown Road to the east, Somerville Road to the south and Geelong Road along the northwest. Once the name for the whole West Yarraville area, it is now a quiet residential pocket of weatherboard cottages, bungalows and newer townhouses in the City of Maribyrnong, with Yarraville village and Seddon a short drive or ride away.

The median house price sits around $1.0 million (REIV, March quarter 2026), with houses averaging 31 days on market and a gross rental yield of around 3.0%. That makes Kingsville a practical entry point for buyers priced out of Yarraville and Seddon. Rail access comes from nearby West Footscray and Yarraville stations rather than a station of its own. As a buyers agent in Kingsville, our focus is the location within the triangle, because the edges carry most of the risk.

Why the Edges Matter So Much in Kingsville

Because Kingsville is bounded on all three sides by busy roads, the quiet interior streets are where most of the value sits. Homes facing Geelong Road or Williamstown Road deal with heavy traffic, and Williamstown Road is still a busy truck route. The West Gate Tunnel project brought a 24-hour truck ban to Somerville Road between Geelong Road and Whitehall Street, which has helped homes along the southern edge, but check current conditions yourself.

Much of the stock is older weatherboard, so look closely at stumps, roofing and asbestos in original linings. Townhouse subdivisions have added supply, and resale competes with similar product nearby. The opportunity is a renovatable period home on a quiet street, which can trade well below a comparable Yarraville house.

Buying in Kingsville: What We Watch For

In Kingsville we spend most of our time on location within the triangle. The interior streets are quiet and family friendly, while the three arterial edges each bring something different: through traffic on Geelong Road, freight on Williamstown Road, and a Somerville Road edge that has changed since the West Gate Tunnel truck bans began. We look at which way a home faces, how far it sits from the corner, and whether a bus route runs past. Building condition is the next priority. Many homes are early to mid twentieth century weatherboards, and old stumps, roofing and asbestos linings are common. We also review the subdivision history of newer townhouses, since shared driveways and small yards affect resale. Done well, Kingsville can offer inner west living at a meaningful discount.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Buying Well in Kingsville With an Independent Advocate

Kingsville appeals to buyers who have been outbid in Yarraville and Seddon, so we often help clients reset their search here. Alana checks building condition on older weatherboards, title and subdivision history on townhouses, and the traffic profile of each street. Lou negotiates private sales and bids at auction, drawing on years spent selling in the inner west. Sharyn looks for owners in the quiet interior streets who might sell without a campaign. We charge a fixed fee, so whether you buy at $900,000 or more, our advice stays the same.

Questions

Buying in Kingsville: Common Questions

Has the West Gate Tunnel reduced truck traffic in Kingsville?
On some roads, yes. The West Gate Tunnel project introduced 24-hour truck bans on several inner west roads, including Somerville Road between Geelong Road and Whitehall Street, with exemptions for local deliveries. Williamstown Road and Geelong Road still carry heavy traffic, so homes on or near them should be priced with that in mind.
Generally, yes. Kingsville offers similar weatherboard housing at a lower median, with a house median around $1.0 million (REIV, March quarter 2026). The trade-off is distance from Yarraville village and the train line, and more exposure to arterial roads. Buyers who mainly drive or cycle often find Kingsville good value.
Kingsville has no station of its own. West Footscray station on the Sunbury line and Yarraville station on the Werribee and Williamstown lines are the nearest options, and buses including the 431 link Kingsville with Yarraville station along Somerville Road. Walking distance to either station adds appeal on resale, especially for commuters.
Reasonable for the inner west. Kingsville houses show a gross rental yield of around 3.0% on a median weekly rent of $695 (REIV, March quarter 2026). Tenants are drawn by proximity to Footscray, Yarraville and the city, and renovated two and three bedroom homes on quiet streets tend to lease well.
Kingsville Primary School is just over the boundary in Yarraville, and Corpus Christi Catholic Primary School is in Kingsville. Government secondary zoning varies by address in this part of Maribyrnong, so confirm zoning on findmyschool.vic.gov.au for any home you are considering. Several Catholic and independent options are also within a short drive of the suburb.
It is worth considering. In a suburb this small, a few streets can make a big difference to price and resale. A buyers agent can tell you which Kingsville homes carry road or truck exposure, inspect condition properly, and negotiate with selling agents who often have buyers coming over from Yarraville.
