Ascot Vale: Period Homes Between the River and the Showgrounds

Ascot Vale stretches from the Maribyrnong River across to Moonee Ponds Creek, with the Royal Melbourne Showgrounds on its southern edge and Ascot Vale station on the Craigieburn line about ten minutes from the City Loop. Trams run along Union Road, Mount Alexander Road and Maribyrnong Road, so plenty of households get by without a second car. The median house price sits around $1.3 million (REIV, March quarter 2026), and an 81.8% clearance rate tells you well-presented homes rarely stay unsold.

The catch is consistency. A restored Victorian on a quiet street off Union Road can be a few hundred metres from busy Mount Alexander Road frontages or the walk-up flats of the public housing estate, which is being renewed in stages. As an Ascot Vale buyers agent, much of our work is helping clients price that street-by-street difference before they commit.

Where Ascot Vale Buyers Get Caught Out

Start with the estate renewal. Homes Victoria is replacing the ageing walk-ups in stages, beginning on Dunlop Avenue, and later stages need a planning scheme amendment. More density, more residents and years of construction are all possible within a few streets, so check what is proposed before paying a premium nearby.

Next, the event calendar. The Showgrounds and neighbouring Flemington Racecourse bring crowds, packed trams and parking pressure on show and race days, which suits some buyers and frustrates others. Land closest to the Maribyrnong River needs a flood check, as the river broke its banks in October 2022. The opportunity is the period home with tired presentation on a good street, which often draws fewer bidders than its renovated neighbour.

A Recent Ascot Vale Buyers Agent Success Story

We recently bought in Ascot Vale for $1.65 million at a competitive auction with three bidders. That result sits well above the suburb’s median house price of around $1.3 million (REIV, March quarter 2026), a reminder that the suburb median says little about what the better homes on the better streets cost. With three active bidders in the room, an auction can turn quickly, and a buyer without a firm limit risks paying for momentum rather than value. In Ascot Vale we set that limit before auction day, using recent sales on comparable streets rather than suburb-wide figures, and bid to a clear plan. With most well-presented homes here selling on the day, the preparation in the week before auction counts for as much as the bidding itself.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

How We Buy in Ascot Vale

Ascot Vale auctions are usually decided by a small group of local bidders who know the streets well, so preparation beats bravado. Lou has stood on both sides of the auction rostrum, and he bids to a firm ceiling set from recent sales on comparable streets, not the suburb median. Alana checks overlays, the estate renewal stages and river flood mapping before you sign anything. Sharyn talks to agents across Moonee Valley every week, which can surface homes before they reach the portals. We charge a fixed fee and represent only the buyer, so nothing in our advice depends on the final price.

Questions

Buying in Ascot Vale: Common Questions

Which parts of Ascot Vale are most sought after?
The quiet residential streets toward the Maribyrnong River, and the period pockets within walking distance of Ascot Vale station and the Union Road shops, draw the strongest competition. Buyers pay for leafy streets and distance from main roads. Frontages on Mount Alexander Road, Epsom Road and Maribyrnong Road, and streets backing the estate, usually trade at a discount, which can suit buyers who care more about land or yield than streetscape.
It depends on what is built and when. Stage one on Dunlop Avenue replaces ageing walk-ups with a mix of new public and private homes, and later stages require a planning scheme amendment. In the short term, buyers close by should expect construction and some uncertainty. Over the longer term, better-quality housing can improve the look of the area. We review the latest plans before you bid within a few streets of it.
For low-lying land close to the river, yes, and it needs checking property by property. The October 2022 Maribyrnong flood showed how far water can spread across the river flats. Look for a Land Subject to Inundation Overlay on the planning certificate, ask the agent about any flood history and get an insurance quote before auction. Homes on higher ground further from the water are generally unaffected.
They do for streets close to Epsom Road and the Showgrounds, mainly through crowds, packed trams and parking pressure during the Royal Melbourne Show and the spring racing carnival. For most residents it is a handful of busy weeks a year. If you are looking at a home near the gates, inspect it on an event day and check the parking restrictions on the street before you commit.
Look at both, then compare streets rather than suburbs. Ascot Vale is closer to the city and the river, with a train station and three tram routes, while Moonee Ponds centres on Puckle Street and the Moonee Ponds Junction and offers more apartment choice. If school zoning or a particular village feel matters most, the right answer usually comes down to a few specific streets in each.
You do not need one, but with clearance rates around 81.8% (REIV, March quarter 2026), most Ascot Vale auctions sell under the hammer and leave little room for error. A buyers agent sets a ceiling from comparable sales, reads the other bidders and handles any pre-auction approach. Because our fee is fixed, the advice is not linked to how much you end up paying.
