Footscray: Inner-West Value, Transport and a Changing Skyline

Footscray has changed faster than almost any suburb in the inner west. Footscray station is one of Melbourne’s busiest outside the city, Sunbury line trains now run through the Metro Tunnel, and the new Footscray Hospital opened on the corner of Geelong and Ballarat Roads in February 2026. The West Gate Tunnel, open since December 2025, has also shifted traffic and truck movements across the area.

The housing mix ranges from Victorian and Edwardian cottages near the river and Footscray Park to apartment towers around the station, the Joseph Road precinct and the town centre. The median house price is around $945,000 (REIV, March quarter 2026), and a clearance rate of 51.2% shows many campaigns end in negotiation rather than under the hammer. A Footscray buyers agent helps you separate freestanding homes with lasting scarcity from apartment stock that competes with hundreds of similar units.

Footscray's Biggest Buying Trap Is Apartment Oversupply

Footscray’s apartment pipeline is the main risk for buyers. Large projects around the station, Joseph Road and the town centre mean resale buyers have plenty of choice, so investor-grade units can be slow to grow and hard to sell at a profit. Check the building’s cladding status, owners corporation finances and how many similar units are listed before you commit.

Freestanding houses are a different market. Period homes near the river, Footscray Park and the Seddon and Yarraville borders remain scarce and draw owner-occupiers. Low-lying land near the Maribyrnong River can carry flood controls, and some streets sit beside industrial uses or major roads, so a planning certificate and a walk at different times of day are worth the effort. Victoria University and the new hospital support rental demand.

A Recent Footscray Buyers Agent Success Story

We recently acted for a first-home buyer in Footscray who also wanted the option to convert the property to an investment down the track. The selling agent offered it to us before auction for $880,000, but our read on buyer demand suggested there was room to do better. At auction, we recognised the only other interested party could not proceed under unconditional terms due to finance, so we held back rather than bid unnecessarily. We kept negotiating afterwards and secured the property for $842,000, a result we were genuinely pleased with, meeting both the owner-occupier and future investment goals.

Whether you’re buying or investing in Footscray or the wider inner west, our local knowledge and negotiation experience help clients secure opportunities both on and off market.

Read the full case study: Footscray, $842,000 after turning down $870,000. Quoted to $920,000 and offered to us at $870,000 before auction. We advised our clients to decline, placed no bid on the day, and negotiated it that afternoon for $28,000 less.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

How We Help Footscray Buyers Choose the Right Stock

Footscray rewards buyers who are choosy about stock, and that is where independent advice matters. With the clearance rate around 51%, many deals are done after auction or by private sale, which suits Lou’s negotiation style and his background on the selling side. Alana’s due diligence goes beyond the usual: building defects and owners corporation records for apartments, and flood mapping, title and permit history for older houses. Sharyn’s off-market leads give access to period homes that sell before they reach the portals. We are paid a fixed fee and only represent buyers, so we have no reason to steer you toward a project or listing.

Questions

Buying in Footscray: Common Questions

Are new apartments in Footscray a good investment?
Many new Footscray apartments have struggled to grow in value because supply is high and resale buyers have plenty of choice. That does not rule out every unit, but buyers should favour smaller, well-built buildings with healthy owners corporation finances and something hard to replicate, such as a river outlook or a larger floor plan. Freestanding houses have generally shown stronger long-term growth.
Period streets near the river and Footscray Park, and those toward the Seddon and Yarraville borders, tend to be the most sought after for houses. They offer Victorian and Edwardian homes within reach of the station and the river trail. Streets close to the apartment precinct or busy roads vary more, so compare individual homes carefully rather than relying on the suburb median.
The Metro Tunnel, which opened in late 2025, carries Sunbury line services from Footscray through new underground stations including Parkville, State Library and Town Hall. That gives Footscray residents direct rail access to the Parkville hospital and university precinct as well as the CBD. Better transport tends to support demand over time, particularly for homes within walking distance of the station.
Some low-lying Footscray land near the Maribyrnong River carries flood controls, and the October 2022 flood was a reminder that river risk is real in the inner west. Check the planning certificate and Melbourne Water flood information for any address, and ask your insurer for a quote before auction. Higher land away from the river is generally not affected in the same way.
Footscray houses show a gross rental yield of around 3.2% on a median weekly rent of $600 (REIV, March quarter 2026). Demand is supported by Victoria University, the new Footscray Hospital and strong rail links into the city. Houses close to the station and well-presented period homes usually lease quickly, while rents for new apartments depend heavily on how many similar units are available.
Footscray usually offers a lower entry price than Seddon, with a median house price around $945,000 compared with about $1.2 million in Seddon (REIV, March quarter 2026). Footscray has a larger town centre, the hospital and more apartments, while Seddon is smaller and more consistent in its period housing. Many buyers search both and decide on block, street and budget.
