The suburbs worth watching in 2026 are the ones where real infrastructure, jobs and affordability line up, not the ones on a glossy hotspot list. In the inner and middle ring that points to areas like Footscray, Preston and Heidelberg, where big spending and relative value meet. But a note of caution first: an up-and-coming label is a reason to look, not a reason to buy. The property still has to stack up on its own.

What actually makes a suburb “up-and-coming”

Three things, together, not in isolation. Infrastructure that brings jobs and transport, such as a new hospital, rail or a designated activity centre. A genuine price gap to an established neighbour, so there is room to catch up. And the kind of housing and streets people actually want to live in long term. One of these on its own is marketing. All three is a trend.

Inner and inner-west: Footscray

Footscray keeps drawing attention for good reason. You can still find houses under $1m within roughly six kilometres of the CBD, a new billion-dollar-plus hospital is underway, and the area has the transport and character that support long-term demand. It is the classic gentrifying inner-west story, and it is not finished yet.

Inner-north: Preston and Heidelberg

Preston offers relative value on the Northcote and Thornbury side, with the same tram and rail spine that has already lifted its neighbours. Heidelberg sits well below adjacent Ivanhoe on price, has posted strong recent growth, and carries an activity-centre designation that points to more density and investment. Both are middle-ring value plays with inner-north bones.

Middle-ring growth stories: Springvale and the south-east

Further out, the south-east is where the biggest headline growth is showing up. Springvale has posted around 9.5% growth over the year on the back of Metro Tunnel access and activity-centre controls, and sits well below Clayton on the same line. Clayton, Dandenong and the Suburban Rail Loop corridor are longer-term infrastructure plays. Higher headline growth, but further from the inner-ring quality and liquidity we usually favour, so weigh the trade-off.

The buyer’s-agent caution

Up-and-coming lists move markets, and by the time a suburb is on every list, much of the easy gain is priced in. Infrastructure gets delayed. Some streets in a good suburb never perform. The point of watching these areas is to buy the right home in one at fair value, not to buy anything just because the postcode is trending. If it does not have the liveability and the resale case on its own, the growth story will not save it.
