Airport West: Post-War Blocks and Subdivision Upside

Airport West grew out of two old farms, Spring Park and Niddrie, which were carved into house lots through the 1950s and 1960s. That history still shapes the market: regular blocks holding brick veneer and weatherboard homes, many now sitting beside a pair of new townhouses where an owner has split the land. The suburb is hemmed in by the Tullamarine Freeway, the Western Ring Road and the Calder, with Westfield Airport West in the northern corner and the route 59 tram starting outside it.

With a median house price around $975,000 (REIV, March quarter 2026), Airport West sits below Niddrie and Strathmore and attracts first home buyers, upsizers from units and builders chasing a site. A buyers agent in Airport West earns their fee by sorting original homes with genuine land value from tired dual-occupancy stock, and by checking each street for freeway hum and aircraft activity.

Where Airport West Buyers Get Caught Out

Airport West has three noise sources, and they do not affect every street equally. Essendon Fields airport sits directly east across the Tullamarine Freeway, Melbourne Airport is a short drive north-west, and the freeways carry a constant background hum along their edges. Visit at different times of day before you bid, not just at a Saturday inspection.

The second trap is the townhouse. Plenty of the original blocks have been split, and the resulting dwellings vary widely in build quality and shared driveway arrangements. Ask for the building permit history and check how common property and services are managed. On the opportunity side, an untouched original home on a full-size block is the scarcest stock here, and builders compete for it. Check the zoning and any overlays before you assume a subdivision is achievable.

Buying in Airport West: What We Watch For

The stock we see least of in Airport West is a solid, original post-war home on a regular block, owned by the same family for decades and never subdivided. These properties draw two very different buyers at once: families who want the space and builders who see two or three dwellings. That tension can push prices beyond what the house alone justifies, so we work out both values before setting a limit. On the due diligence side, the common issue is unpermitted work. Garages converted to rooms, rear extensions and sheds added over sixty years do not always have permits behind them, and that can affect insurance, lending and resale. We check council permit records and the vendor statement closely, and we look at title for easements, since a drainage or sewerage easement along the rear boundary can limit where you can build.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

How We Buy Well in Airport West

Airport West rewards a buyer who can price land, not just the house on it. Alana’s due diligence covers the details that move value here: title and covenant checks, subdivision potential under the zoning, permit history on newer townhouses and the noise exposure of each street. Sharyn tracks the quieter sales that never reach the portals, which matters when original family homes can trade before a public campaign starts. When a property does go to auction, Lou bids for you with the composure of someone who spent years on the other side of the rostrum. Our fixed fee means the advice stays the same wherever the price lands.

Questions

Buying in Airport West: Common Questions

Is aircraft noise a problem when buying in Airport West?
It depends on the street. Essendon Fields sits just east of the Tullamarine Freeway and Melbourne Airport is close to the north-west, so some Airport West streets hear more aircraft than others. Visit at several times, including weekday mornings, and check the planning certificate for any airport-related overlay. We can map which streets have more exposure before you inspect.
The route 59 tram is the main public transport link, starting at Westfield Airport West and running along Matthews Avenue and Keilor Road, then through Essendon and Moonee Ponds to the city. Airport West has no train station, though several bus routes connect to the wider network. Drivers get quick access to the Tullamarine Freeway, the Western Ring Road and the Calder, which suits buyers who commute by car or work near the airports.
For long-term growth, an original house on a full block usually holds the edge, because the land is the scarce part and it carries future development options. Townhouses suit buyers who want a lower entry price and less maintenance, but build quality varies across the many recent Airport West subdivisions. If you choose a townhouse, check the builder, the warranty position and how shared driveways and services are managed.
Airport West is the more affordable of the two, with a median house price around $975,000 against around $1.2 million in Niddrie (REIV, March quarter 2026). Niddrie has the Keilor Road cafe strip and a more established village feel, while Airport West offers newer infill, larger-scale shopping at Westfield and very direct freeway access. Buyers priced out of Niddrie often find more house for the money a few streets north.
Houses in Airport West return a gross rental yield of around 3.0% on a median weekly rent of $600 (REIV, March quarter 2026). Tenant demand is supported by jobs at Melbourne Airport, Essendon Fields and the light industrial areas around the suburb. Low-maintenance townhouses tend to lease easily, while houses on larger blocks offer a land-banking angle with future redevelopment potential.
You do not need one, but a buyers agent helps most where value is hard to read, and that is common in Airport West. Similar-looking houses can differ in land size, noise exposure and subdivision potential, and campaigns often attract builders with clear numbers in mind. An independent agent who works only for you can price each option properly and negotiate without the selling agent setting the pace.
