Buyers Agent in Yarraville, on your side only.

Yarraville pairs Victorian and Edwardian weatherboards with a village centre on Anderson and Ballarat Streets. Truck bans, a planned level crossing closure and old industrial sites now shape which streets hold value.

Yarraville Village, Weatherboards and the Changing Truck Map

Yarraville sits just north of the West Gate Bridge and Freeway, with the Maribyrnong and Yarra Rivers meeting on its eastern edge. The village centre on Anderson and Ballarat Streets is built around refurbished 19th century shopfronts, the art deco Sun Theatre and Yarraville station, where Williamstown line and Laverton-bound Werribee line trains stop. Housing is largely Victorian and Edwardian, with plenty of single and double-fronted weatherboards, and parks include Yarraville Gardens and Stony Creek Reserve.

For a house, budget around the $1.3 million median, in a market where 74.5% of auctions cleared (REIV, March quarter 2026). As a buyers agent in Yarraville, we pay close attention to how truck routes, industrial sites and transport changes affect individual streets, because those details move value more here than in most inner suburbs.

How Truck Routes and Industry Shape Yarraville Values

Yarraville’s industrial history still matters. With the West Gate Tunnel open, Francis Street and Somerville Road are now 24/7 no-truck zones, which has changed the appeal of homes along those corridors. Check the current rules and traffic before assuming a street is quieter or busier than its reputation.

Remnant industry is the second issue. Sites such as the former Bradmill land on Francis Street and other industrial pockets can bring dust, noise or future redevelopment, so look at zoning and nearby permits. The Anderson Street level crossing is also set to close to vehicles in 2029, with a new pedestrian and cyclist underpass, which will change traffic patterns around the village. Thinking ahead about that change can help you choose a street that benefits rather than one that takes on more cars.

Buying in Yarraville: What We Watch For

Yarraville’s weatherboards are a big part of its appeal, and also where we spend much of our due diligence time. Many Victorian and Edwardian timber homes have been renovated in stages, and we look closely at stumps, subfloor ventilation, timber condition, termite history and the quality of extensions. Heritage overlays apply in parts of the suburb, which can limit changes to the street frontage. We also map what surrounds a property: truck zones, industrial sites, the freeway and the rail line. With Francis Street and Somerville Road now 24/7 no-truck zones and the Anderson Street level crossing set to close to vehicles in 2029, some streets are changing faster than their sales history suggests. The homes we see hold value best are period houses on quieter streets with an easy walk to the village and station.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Why Yarraville Buyers Work With LP Advisory

Yarraville rewards local detail. Alana checks zoning, nearby industrial uses, EPA notices and level crossing plans alongside the usual contract and building checks, so you understand what surrounds the home as well as the home itself. Sharyn keeps contact with owners and agents for period weatherboards that may sell before a campaign, which helps in the streets near the village where demand is strongest. Lou leads negotiation and auction bidding, using his experience as a selling agent and auctioneer to set realistic limits from recent local sales. As a fixed-fee, buyer-only firm, we have no reason to steer you towards any particular property.

Questions

Buying in Yarraville: Common Questions

Has the West Gate Tunnel reduced truck traffic in Yarraville?
The West Gate Tunnel came with 24/7 no-truck zones on Francis Street and Somerville Road, aimed at moving heavy vehicles off Yarraville’s residential streets. Buyers looking at homes near these roads should check current traffic and enforcement rather than relying on older reputations. Williamstown Road also has night-time and weekend truck restrictions.
The Anderson Street level crossing in Yarraville is planned to close to vehicles in 2029, with a new pedestrian and cyclist underpass keeping the village connected. Vehicles will cross the line via Somerville Road and Francis Street instead. Some streets near the village may become calmer while others take on more traffic, so consider how each street will be affected.
The streets within walking distance of the Yarraville village and station usually attract the strongest demand. Homes near industrial edges, main roads or the West Gate Freeway tend to trade at a discount. Within the village area, period weatherboards with good land size and off-street parking are the most competitive.
Seddon, next door, is smaller and closer to Footscray, with its own cafe strip around Charles Street, while Yarraville has the larger village centre, the Sun Theatre and more parkland. Both draw similar buyers looking for period homes in the inner west. Yarraville generally offers a wider choice of streets, which helps buyers find the right balance of block size and position.
Yarraville houses return a gross rental yield of around 2.9% on a median weekly rent of $673 (REIV, March quarter 2026). Rental demand is supported by the station, the village and quick access to the CBD. Most investors here are buying for long-term growth in period housing rather than high yield, so land size and street position matter more than rent alone.
You do not need one, but a buyers agent can help you read the local factors that move prices in Yarraville, such as truck routes, industrial neighbours and transport projects. An agent who works only for you can also negotiate and bid at auction, which matters in a market with a 74.5% clearance rate (REIV, March quarter 2026).
