Williamstown: Heritage Streets, Three Stations and the Bay

Williamstown is one of Melbourne’s oldest settlements, on a peninsula at the mouth of the Yarra. Its streets hold Victorian timber cottages, bluestone buildings, Edwardian homes and grand homes along The Strand, many under heritage controls. Nelson Place and Ferguson Street provide the restaurants, cafes and shops, while the Williamstown line serves three stations: North Williamstown, Williamstown Beach and Williamstown. Ferries run to St Kilda and Port Melbourne from Gem Pier, and the Hobsons Bay Coastal Trail links the beach to Jawbone reserve.

Williamstown’s median house price is around $1.6 million (REIV, March quarter 2026). An 84.4% clearance rate alongside 65 days on market suggests auctions perform strongly, while homes offered by private sale can take longer. Using a buyers agent in Williamstown means knowing which homes justify a premium and how to negotiate in either scenario.

Where Williamstown Premiums Are Earned and Where They Are Not

Water proximity drives prices in Williamstown, but not every home near the bay benefits equally. Streets with genuine views or easy walks to the beach, the Strand or Nelson Place command the highest premiums. Homes near the dockyards, the Point Gellibrand fuel terminal or busier roads such as Melbourne Road trade lower.

Heritage controls are widespread, so check the planning certificate before buying with renovation plans. Low-lying land near the foreshore and Kororoit Creek may be affected by coastal inundation or flood controls, which can affect insurance and building approvals. The long average days on market suggests some homes are overpriced, especially private sales, which can give prepared buyers room to negotiate.

Buying in Williamstown: What We Watch For

In Williamstown, the property everyone wants and few find is a well-renovated period home on a quiet heritage street within walking distance of the beach, the Strand or Nelson Place. These homes attract buyers from across Melbourne as well as locals moving up, and the best ones often sell before or soon after they are listed. We see buyers pay a water premium for homes that are near the bay but do not genuinely benefit from it, such as homes close to the dockyards or busy roads. Building condition matters too, since many homes date from the 1800s and have been altered many times since. Private sale campaigns can run long when vendors set high expectations, which gives prepared buyers room to negotiate, while auctions for the best homes are often intense.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Our Approach to Williamstown's Heritage Market

In Williamstown, price depends on details: the exact street, the heritage controls, the water views and the condition of an old home. Alana checks heritage overlays, coastal inundation controls and building condition, especially on older timber and bluestone homes. Sharyn’s network across Hobsons Bay often gives us early access to homes sold quietly, which matters for the rare well-located period home. Lou negotiates and bids, bringing an insider’s sense of how agents set price expectations, in a market where auctions clear strongly but private sales can run long. Our fee is fixed, so we are free to tell you when a home is not worth the asking price.

Questions

Buying in Williamstown: Common Questions

How much do heritage overlays restrict renovations in Williamstown?
Heritage overlays in Williamstown can restrict demolition, changes to the front of a house and some extensions visible from the street. The level of control varies by property and precinct under the Hobsons Bay planning scheme. Check the planning certificate and speak with a heritage planner before buying with renovation or rebuild plans.
Some low-lying land near the Williamstown foreshore and Kororoit Creek may be affected by coastal inundation or flood controls. Check the planning certificate for any overlays and ask about insurance costs before you buy. Homes on higher ground or further from the water are generally less affected, but sea level projections mean this is worth checking even for streets a block or two back from the beach.
Williamstown has Williamstown Primary, Williamstown North Primary and St Mary’s, while Williamstown High School has two campuses on Pasco and Bayview Streets. Westbourne Grammar’s junior school is at Monomeith on The Strand. Use findmyschool.vic.gov.au to confirm the zone for a particular Williamstown address, as boundaries are drawn street by street and can be redrawn.
Williamstown costs more than Newport and Altona, and many buyers feel the premium is worth it for the heritage streetscapes, waterfront and Nelson Place. Newport offers period homes at a lower price with a faster commute, while Altona has more beachfront and newer homes for less. The right choice depends on your priorities.
Williamstown’s 84.4% clearance rate shows auctions perform strongly, but the average 65 days on market (REIV, March quarter 2026) suggests homes offered by private sale often take longer. Some vendors set high expectations, which can create negotiation opportunities for buyers prepared with good sales evidence. A home that has sat for six or eight weeks is often where the best Williamstown deals are done.
The train trip from Williamstown to Flinders Street takes about 30 minutes on the Williamstown line, which serves three stations in the suburb. Drivers use the West Gate Freeway, and ferries run to St Kilda and Port Melbourne from Gem Pier. Commuting is easiest from the streets closest to the stations.
