Altona: Beachside Living With an Industrial Backstory

Altona sits on Port Phillip Bay in the City of Hobsons Bay, with Altona Beach, the pier and the Pier Street shopping strip at its heart. Most of the housing is post-war: weatherboards and cream brick veneers from the 1950s and 60s, many now replaced by pairs of townhouses, plus a run of apartments facing the Esplanade. The median house price sits around $1.1 million (REIV, March quarter 2026), and an auction clearance rate of 90% says well-presented homes near the water do not linger.

Trains run from Altona and Westona stations on the Altona Loop, and the West Gate Freeway is a short drive north. Working with a buyers agent in Altona helps you separate the beach-side streets that hold their value from the pockets closer to the old refinery and petrochemical land, where buyers tend to be more cautious and prices reflect it.

Why Two Altona Streets a Few Blocks Apart Price So Differently

Distance to the water and distance from the industrial land do most of the pricing work in Altona. Streets running down toward the Esplanade and the Pier Street end carry the premium. Further north, the former refinery and petrochemical sites shape outlook, truck movements and, for some buyers, perception. The Altona refinery closed in 2021 and became a fuel import terminal, and Qenos entered administration in 2024, so check what is planned for the land behind any address.

Low-lying land near Cherry Lake, the creek corridors and the foreshore can carry flood or coastal inundation controls, which affect insurance and building plans. Townhouse buyers should compare body corporate arrangements, build quality and how many near-identical dual-occupancy homes are listed nearby, because that supply caps resale.

Tell us your Altona brief and we will map which streets near the beach, the pier and Westona station suit your budget.

Buying in Altona: What We Watch For

Altona’s stock splits into three groups, and each behaves differently. Original post-war houses on full blocks are the scarcest and draw both families and builders, so they attract the strongest competition at auction. Townhouses built on subdivided blocks are plentiful, which gives buyers choice but also means resale depends heavily on position and finish. Apartments along the Esplanade sell on their outlook, and a direct bay view is hard to replicate. When we assess an Altona property, we look closely at the land around it. That means checking which side of the suburb it sits on relative to the industrial land, whether flood or inundation controls apply, and how far it is from the beach and the Pier Street shops. We also compare it with Seabrook and Altona North, which are often cheaper alternatives but draw a different buyer.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

How We Buy Well in Altona

Altona’s best homes near the beach rarely need long campaigns, and with clearance rates this high, preparation beats enthusiasm. Sharyn works the local network for homes that change hands before or without a public listing, which matters on the beach-side streets where owners often sell quietly. Alana checks title, planning overlays, flood and inundation mapping and the history of the land behind the property before you commit. On auction day Lou bids for you, drawing on years on the selling side, and he will tell you plainly when a townhouse is priced against a dozen others just like it. Our fee is fixed and we act only for buyers, so our advice never depends on the price you pay.

Questions

Buying in Altona: Common Questions

Which parts of Altona hold their value best?
The streets closest to Altona Beach, the Esplanade and the Pier Street shops have historically drawn the deepest buyer pool and tend to hold value best. Homes further north, closer to the former refinery and petrochemical land, usually trade at a discount. That gap can suit buyers who prioritise land size over position, provided they understand what is planned nearby.
It is worth checking, but it is not automatically a deal breaker. The Altona refinery closed in 2021 and now operates as a fuel import terminal, and Qenos went into administration in 2024. Buyers should look at current zoning, buffer areas, truck routes and any plans for those sites, because their future use will shape outlook and perception in the northern streets.
Some Altona properties do carry flood or coastal inundation controls, mainly on low-lying land near the foreshore, Cherry Lake and the creek corridors. Check the planning certificate and Melbourne Water flood information for any address, then speak to your insurer before auction. These controls can affect premiums, required floor levels for a rebuild and what a future buyer will pay.
Freestanding houses on their own land have generally offered stronger long-term growth than Altona’s newer townhouses. Many older blocks have been split into two near-identical dwellings, so resale buyers often have several similar options at once. If you buy a townhouse, favour a good position, a larger courtyard and solid construction over the newest finishes.
Altona can work for investors who want tenant appeal near the beach, though yields are modest. Houses show a gross rental yield of around 2.9% on a median weekly rent of $640 (REIV, March quarter 2026). Proximity to the beach, the Altona Loop stations and the West Gate Freeway supports rental demand, and good houses on decent land have historically resold well.
Local knowledge helps, but a buyers agent adds negotiation, due diligence and access to homes that never reach the portals. In an Altona market clearing at around 90% at auction, being ready to bid with confidence and having checked overlays in advance can make the difference. We also give you an independent view on whether a property is priced fairly against recent sales.
