Sandringham Village, the Beach and the End of the Line

Sandringham sits on Port Phillip Bay at the end of the Sandringham railway line, about 27 minutes by train from the CBD. Its village around the station has cafes, a supermarket, a bookshop and a well regarded library, and the beach, coastal trail and Sandringham Yacht Club are a short walk away. Housing ranges from Victorian and Edwardian homes near the village to interwar and post-war houses, with contemporary rebuilds and older apartment blocks closer to the water.

The median house price sits around $2.3 million and the median unit around $907,000. Over 12 months, house prices moved -2.9% and units +1.3%, with houses averaging 50 days on market and a 70.8% clearance rate. A buyers agent in Sandringham uses that softer house market to negotiate, while staying realistic about how hard it is to secure the best streets near the beach and village.

Sandringham Pitfalls: Beach Road, the Rail Line and Old Units

Not every Sandringham address near the water is equal. Beach Road brings traffic and weekend crowds, and homes backing the railway line hear every train through to the terminus. The interior streets between the village and the beach usually command the strongest prices for that reason.

Many units are in older walk-up blocks with ageing roofs, balconies and services, so review owners corporation records and sinking funds carefully. Bayside’s planning controls also limit what can be built on some blocks, which matters if you are buying to rebuild. The opportunity right now is in houses: a 50 day average campaign and a slight annual price dip give buyers more time and leverage than in recent years.

Buying in Sandringham: What We Watch For

Sandringham’s market has two speeds at present. Houses have softened a little over the year and campaigns are running around 50 days, while units have edged up, with well located apartments near the village still in demand. We watch that split closely. On houses, longer campaigns often reveal vendors who will accept a fair offer after auction or during a stalled private sale, especially where a home has a compromise. On units, the risk sits in older blocks, where roofs, balconies and concrete repairs can lead to special levies. We also look closely at planning controls on larger blocks bought for rebuilding, since Bayside’s rules can limit height and site coverage. And we always check how much Beach Road traffic or train noise reaches a home.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Lou and Alana were absolutely brilliant. Our son lives interstate and we were unfamiliar with local areas in Victoria. Both Lou and Alana were so prompt in returning answers to our questions. Building and pest inspection as well as conveyancing was organised by the team. Dealing with the Vendors agent was done by Lou all the while checking back with us before any action was taken. We flew down and loved the choice. Everything from that moment was completed in two weeks without any problems at all. Our son will now be moving to Victoria thanks to the help of Lou and Alana. Importantly apart from their professional expertise both Lou and Alana are really lovely lovely people. I could not recommend them more highly. Do yourselves a favour and use LP Advisory, you will not regret your decision. Janet and Owen Free.

Lou and Alana were absolutely outstanding throughout our entire home buying journey. From organising inspections and accommodating our many (often high maintenance!) requests, right through to making offers, coordinating conveyancing and settlement, they made every step feel seamless. Nothing was ever too much trouble, and they consistently went above and beyond to make sure everything was taken care of. Their communication was excellent, they were incredibly professional, and they were genuinely lovely people to work with. We always felt supported, well informed and confident that they had our best interests at heart. Buying a home can be stressful, but Lou and Alana made the experience so much easier. I couldn’t recommend them more highly to anyone looking for buyer advocates who are knowledgeable, responsive and truly committed to their clients.

How We Help Buyers in Sandringham's Market

Sandringham’s longer campaigns favour buyers who know when a vendor is ready to deal, and Lou reads those signals well after years as a selling agent and auctioneer. Alana checks owners corporation records on older units, planning controls on rebuild sites and building condition on period homes close to the bay. Sharyn’s bayside contacts help clients hear about homes near the village that are offered before or instead of a public campaign. We charge a fixed fee and act only for buyers, so we can tell you honestly whether a Sandringham home is worth its premium over Hampton or Highett.

Questions

Buying in Sandringham: Common Questions

Is now a good time to buy a house in Sandringham?
Conditions currently favour well prepared buyers. House prices moved -2.9% over 12 months while units rose +1.3%, and houses averaged 50 days on market. That gives buyers more room to negotiate on houses, particularly those with compromises such as Beach Road or rail line exposure. The best streets near the village still attract strong competition.
Streets between the village and the beach, and those close to the clifftop foreshore, usually attract the strongest demand. Homes on Beach Road or backing the railway line tend to trade at a discount to quiet interior streets. Proximity to Sandringham station and the village shops also adds appeal for downsizers and commuters.
Start with the owners corporation records. Many Sandringham units are in older walk-up blocks, so look for planned works on roofs, balconies, windows and plumbing, and check the sinking fund balance. Parking, storage and the number of units in the block also affect resale. The unit median is around $907,000.
Sandringham College is the local government secondary school, and Sandringham Primary School and Sandringham East Primary School serve the area. Firbank Grammar’s Sandringham campus and Sacred Heart are nearby private options, and several Brighton and Mentone schools are within a short drive. Always check zoning for a specific address on findmyschool.vic.gov.au before buying, as boundaries can change.
Hampton has the busier Hampton Street strip and is one stop closer to the city, while Sandringham offers a quieter village, the line’s terminus and a stronger beach and yacht club focus. Prices can be similar in comparable streets. Buyers who want more shops often prefer Hampton, while those chasing a coastal village feel often prefer Sandringham.
It can be, particularly now. With houses averaging 50 days on market and prices softening slightly over the year, negotiation skill matters. A buyers agent can identify motivated vendors, check unit records and planning controls, and tell you where a Sandringham home sits against Hampton, Black Rock and Highett on value.
