Buyers Agent in Deepdene, on your side only.

Deepdene is a quiet pocket of Boroondara where family homes trade rarely and often privately. Buying here takes patience, early information and a clear read on value from very few sales.

Deepdene: A Small Boroondara Market That Rarely Opens Up

Deepdene was part of Balwyn until it was gazetted as its own suburb in 2008, and it remains one of Melbourne’s smallest suburbs by population. Its streets hold substantial family homes on generous blocks, with older period and interwar homes alongside newer rebuilds. Route 109 trams run along Whitehorse Road, and the Outer Circle Railway Anniversary Trail follows the line of the old railway that once stopped at Deepdene station.

The median house price is around $3.3 million (REIV, March quarter 2026), but with so few sales a single result can move that figure. An auction clearance rate of 41.7% shows that vendor expectations and buyer budgets do not always meet on the day. A Deepdene buyers agent helps you hear about homes before they list, build a price case from a thin set of comparable sales and negotiate calmly when an auction passes in.

Why Patience and Price Evidence Matter in Deepdene

Deepdene’s challenge is supply rather than crowds. So few homes sell each year that waiting for the right listing can take a long time, and some trades happen quietly through agents’ buyer lists. A clearance rate of 41.7% also tells you many auctions pass in, which opens the door to negotiation afterwards if you are prepared.

Value is harder to read than in Balwyn or Canterbury because comparable sales are thin, so the evidence has to be widened carefully across neighbouring streets. Check the planning certificate for heritage or neighbourhood character controls, which Boroondara uses extensively, and confirm the school zone for the exact address. Homes fronting Whitehorse Road trade at a discount for traffic and noise, which suits some buyers and not others.

Buying in Deepdene: a local view

Premium pockets

The whole suburb is tightly held, with the quiet streets off Whitehorse Road holding substantial family homes.

Quieter pockets to weigh up

Whitehorse Road frontages.

Hardest stock to secure

Almost anything, given how rarely homes trade in such a small suburb.

A common buyer mistake

Waiting for the perfect on-market listing where stock is genuinely scarce. Off-market access matters here.

Buying in Deepdene: What We Watch For

The first thing we watch in Deepdene is how a home comes to market. Because supply is so thin, a well-presented family home may be offered quietly to a short list of buyers before any public campaign, and the asking price often tests the market rather than reflects it. When there is a public campaign, the auction can be just the start, since a passed-in property opens a private negotiation. We also look hard at land and overlays. Boroondara applies heritage protection widely, and a home that looks like a rebuild opportunity may be worth more kept than replaced. Block size, orientation and the condition of an older home all matter at this price point. Finally, we confirm the school zone for the precise address and compare each Deepdene home with recent sales in Balwyn, Kew and Canterbury to give the price a solid footing.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Why Deepdene Buyers Need Off-Market Reach

In a suburb as small as Deepdene, Sharyn’s off-market work is often the main event. She keeps in contact with agents and owners across Balwyn, Kew and Canterbury, so our clients can hear about a Deepdene home before it is advertised. Alana compiles the sales evidence that a thin market lacks, and checks title, overlays and the building itself. When a home passes in, Lou is ready to negotiate straight after the auction with a clear walk-away price agreed in advance. Because we charge a fixed fee and never act for sellers, our advice on a high-value purchase is never tied to the price.

Questions

Buying in Deepdene: Common Questions

Why are so few homes for sale in Deepdene?
Deepdene is a small suburb with long-term owners, so very few houses come up each year. Many families stay for decades, and some sales happen privately through agents’ buyer lists rather than public campaigns. If you are set on Deepdene, register with local agents, consider off-market approaches and be ready to act quickly with finance approved when the right home appears.
Many Deepdene addresses are marketed as being in the Balwyn High School zone, which is one reason families target the suburb. Zone boundaries are set by the Department of Education and can change, so confirm the exact address at findmyschool.vic.gov.au before you buy. Deepdene Primary School and Our Lady of Good Counsel are local primary options.
It means many Deepdene auctions do not sell on the day, which often shifts the negotiation to after the property passes in. With a median house price around $3.3 million (REIV, March quarter 2026), small differences in price expectations are large in dollar terms. Buyers who know their limit and have sales evidence ready are well placed to negotiate.
Deepdene shares much with Balwyn and Canterbury, including leafy streets, substantial family homes and access to sought-after schools, but it has far fewer sales. That scarcity can mean waiting longer for the right home. Balwyn offers more choice and more modern rebuilds, while Canterbury has more grand period homes. Many buyers search all three and decide street by street.
For many buyers, yes. The Outer Circle Railway Anniversary Trail follows the old railway line through Deepdene and gives walkers and cyclists an off-road route through the area. Homes close to the trail can appeal to families, though some buyers prefer more privacy than a public path near the back fence allows, so view each property with that in mind.
In a suburb with so few sales, a buyers agent can make a real difference. Access to homes before they are advertised, careful price analysis when comparable sales are scarce, and negotiation after a passed-in auction are all central to buying well here. An independent, fixed-fee agent gives you that advice without any link to the selling side.
