Camberwell at a glance

Camberwell Period Homes, School Zones and Heritage Streets

Camberwell runs from Burke Road east to Warrigal Road, between Riversdale Road and Toorak Road, with Camberwell Junction at its western edge where three tram routes meet. It is unusually well served by rail, with Camberwell and East Camberwell stations on the Lilydale and Belgrave lines and Riversdale, Willison and Hartwell on the Alamein branch. The oldest housing is in the Prospect Hill Road precinct and the Kasouka Estate, where Victorian and Edwardian villas sit on generous blocks.

Houses here carry a median around $2.4 million (REIV, March quarter 2026), yet the auction clearance rate sat at just 60.8%. That lower clearance rate tells you buyers here are discerning: well-priced homes sell, while overreaching ones pass in. A buyers agent in Camberwell can use that to your advantage, especially on properties that have already been on the market for a few weeks.

Reading Camberwell's Heritage Overlays and School Zones

Much of Camberwell is covered by heritage overlays. A period home that looks ripe for a second storey or a modern rear extension may face real limits on what can be changed, and that affects both cost and resale. Check the overlay and the property’s heritage grading before you price in a renovation.

School zones are the other variable. Camberwell High School, despite its name, sits in neighbouring Canterbury, and its catchment drives demand on some streets more than others. Confirm the exact address at findmyschool.vic.gov.au rather than relying on a listing description. The opportunity is in campaigns that have stalled. With fewer than two in three auctions clearing, there are often negotiable properties after auction day, particularly homes on busier roads such as Riversdale Road or Toorak Road.

Buying in Camberwell: What We Watch For

One pattern we see in Camberwell is buyers paying full price for a beautiful period facade without pricing what sits behind it. Many Victorian and Edwardian homes here have been extended in stages over decades, and the quality of those additions varies. Stumps, roof framing, drainage and old wiring can all need work, and heritage controls may rule out the cheaper fixes. We read building reports closely and check permit records to make sure past extensions were approved. The other thing we watch is road exposure. Burke Road, Riversdale Road, Toorak Road and Camberwell Road carry heavy traffic and trams, and homes fronting them trade at a discount for good reason. A well-chosen home one street back from a main road is usually a stronger long-term hold than a grander one on it.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Why Camberwell Buyers Work With LP Advisory

Camberwell’s mix of heritage controls, school zone demand and slower auction clearances suits a buyer with a patient, well-informed adviser. Alana checks planning overlays, permit history and building reports so you know what you can change and what it will cost. Sharyn works the quiet side of the market, where some period homes change hands without a public campaign. Lou negotiates and bids, and his years as a selling agent and auctioneer help him judge when a vendor is ready to meet the market after a pass-in. Because we work for a fixed fee and only for buyers, our advice on value stays independent.

Questions

Buying in Camberwell: Common Questions

Is the Camberwell High School zone worth paying extra for?
For families planning on government secondary schooling, often yes, because the Camberwell High School zone is a long-standing driver of demand and resale. The school itself is in Canterbury, and zone boundaries follow exact addresses, so two homes on similar streets can sit either side of the line. Always confirm at findmyschool.vic.gov.au and remember that zones can be reviewed over time.
It depends on where you work. Camberwell station, a short walk north of Camberwell Junction, has the most services because Lilydale, Belgrave and Alamein trains all stop there. East Camberwell suits buyers wanting a quieter setting on the same main line, while Riversdale, Willison and Hartwell on the Alamein branch have fewer trains. Being a short walk from any of them adds appeal at resale.
It means a meaningful share of Camberwell auctions are not selling on the day, which gives prepared buyers more room to negotiate (REIV, March quarter 2026). Homes passed in often sell soon after by private treaty, and buyers with finance and building reports ready are well placed to act. It does not mean bargains are everywhere, as well-presented period homes on quiet streets still draw strong competition.
Usually yes, but the heritage overlay shapes what you can do. Front facades, rooflines and visible additions often need a planning permit and must respect the streetscape, while rear extensions are generally easier to get through. Check the overlay and the property’s heritage grading with Boroondara before buying, and get early advice from an architect or planner if your plans rely on a major change.
Surrey Hills generally offers a lower entry point, with Edwardian and interwar housing and access to the same Lilydale and Belgrave lines. Camberwell carries a premium for Camberwell Junction, its wider choice of trams and stations and its depth of period homes on larger blocks. Buyers who value schools and transport but not the Junction itself often find good value in Surrey Hills.
Not always, but at a median house price around $2.4 million, small errors cost a lot. A buyers agent in Camberwell can value period homes against genuinely comparable sales, read heritage and permit history, and negotiate after a pass-in when vendors are more flexible. Independent, buyer-only advice also helps you avoid paying a premium for a busy road frontage or the wrong side of a zone line.
