Cremorne squeezes Victorian cottages, warehouse conversions and some of Melbourne’s busiest tech offices into a small pocket between Punt Road, Church Street and the Yarra. Houses here are scarce and move fast.

Cremorne: Workers Cottages Between Swan Street and the River

Cremorne is one of Melbourne’s smallest and most mixed suburbs, bounded by Punt Road, Swan Street, Church Street and the Yarra, with the Monash Freeway along its southern edge. Its residential streets are lined with small Victorian cottages and terraces, many renovated since the 1990s, sitting beside converted factories and newer apartments. Seek, Carsales and other tech firms have made it one of the city’s busiest office precincts, which brings workers, cafes and midweek parking pressure.

Freestanding houses are few, and they sell quickly. Houses averaged 28.5 days on market with an 80% clearance rate (REIV, March quarter 2026), and the median house price sits around $1.2 million. Gross yield of about 3.5% is strong for the inner city. A buyers agent in Cremorne is often helping clients decide how much to pay for a tiny block with no parking, and whether a townhouse or apartment is the smarter trade.

The Cremorne Compromises Buyers Need to Price In

Most Cremorne cottages sit on small lots, many with no off-street parking, and residents compete for kerbside spaces with office workers on weekdays. Check permit parking rules for the street before you assume a resident permit is available, particularly for newer subdivisions.

Noise is the other variable. The Monash Freeway, CityLink and the railway viaducts run through or beside the suburb, and some streets sit next to commercial loading zones. Visit at different times of day. Yarra’s heritage overlays also cover many cottages, which limits what you can add. On the upside, the 80% clearance rate shows how few houses reach the market, and well located cottages near Swan Street have deep tenant demand from people working locally.

Want a Cremorne cottage that works for your life, not just your budget? Let us check the street, parking and noise first.

Buying in Cremorne: What We Watch For

Cremorne is a suburb of trade-offs, and we try to put a price on each one before our clients commit. Most of the housing is small Victorian cottages and terraces on tight lots, often built hard against neighbours and without parking. Some face lanes used by delivery trucks servicing nearby offices. We check how the commercial uses around a property might change, since redevelopment of a nearby warehouse can alter light, outlook and traffic. Heritage controls are common, which protects the streetscape but limits second storey additions. On the other hand, the supply of freestanding houses is very low, and an 80% clearance rate shows how quickly the good ones go. When a well renovated cottage on a quiet street comes up, buyers need finance and contract review ready before the first open.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

How We Buy in a Market as Tight as Cremorne

With houses selling in under a month, Cremorne buyers rarely get a second look. Sharyn tracks pre-market and off-market cottages so you can move before a campaign starts. Alana checks heritage controls, parking permit eligibility, owners corporation records for townhouses, and any commercial neighbours that could change. Lou negotiates firmly on small, high demand stock and bids on your behalf at auction when competition is strong. We are independent and charge a fixed fee, so our advice on whether a $1.2 million cottage beats a larger apartment nearby is not swayed by commission.

Questions

Buying in Cremorne: Common Questions

Can I get a residential parking permit in Cremorne?
Not always. Eligibility for City of Yarra parking permits depends on the property, and some newer developments and subdivisions are excluded. Confirm it with the council before you buy any Cremorne home without off-street parking, because weekday demand from office workers makes street parking tight. A home with its own space carries a clear premium here.
A freestanding cottage usually holds value better because land is scarce in Cremorne. Townhouses and apartments are more affordable and often include parking, but resale depends on the building, owners corporation costs and how much similar stock is nearby. We compare both against your budget and plans before recommending one.
It varies a lot by street. Homes close to the Monash Freeway, CityLink or the raised rail lines can hear constant traffic or trains, while streets set back from them are quieter. Visit at peak times and at night, and look at double glazing, orientation and which rooms face the noise.
Strong. The tech and office precinct brings plenty of professionals who want to live close to work, and houses show a gross yield of around 3.5% on a median weekly rent of $810 (REIV, March quarter 2026). Small renovated cottages near Swan Street and Richmond station lease well, often to tenants working within walking distance.
East Richmond station is the only station inside Cremorne, though not every train stops there. Richmond station, one of Melbourne’s busiest, is just north of Swan Street and serves most suburban lines. Trams also run along Swan Street and Church Street, so getting around without a car is easy. Walking distance to Richmond station is a strong resale point.
Yes. Richmond offers far more houses across a wider price range and quieter residential pockets, while Cremorne trades on location and character in a much smaller area. If you need parking or a larger block, Richmond or Burnley may suit better. If walking to work and Swan Street matters most, Cremorne is hard to beat.
