Collingwood at a glance

Collingwood Warehouses, Workers Cottages and Smith Street

Collingwood is bounded by Smith Street to the west, Hoddle Street to the east, Victoria Parade to the south and Alexandra Parade to the north. Inside that grid you will find single-fronted workers cottages on tiny lots, red-brick factories turned into lofts around Oxford and Cambridge Streets, modern townhouse infill and a steady stream of new apartment buildings. Trams run along Smith Street and Victoria Parade, and Collingwood and Victoria Park stations sit just over Hoddle Street in Abbotsford.

Collingwood houses changed hands at a median around $1.3 million (REIV, March quarter 2026), and averaged 32 days on market. Because so much of the stock is unconventional, a buyers agent in Collingwood is useful for comparing value across very different property types, such as a warehouse conversion against a renovated cottage with a courtyard, and for judging how each is likely to resell.

What to Check Before Buying a Collingwood Conversion

Warehouse and factory conversions are Collingwood’s signature stock, and also its biggest due diligence task. Some were converted decades ago under different building standards, and issues with fire separation, waterproofing, sound transfer and cladding can surface later. Check the owners corporation records, the building permit for the conversion and any cladding rectification history before you commit.

Street-level context matters too. Late-night trade around Smith Street and Johnston Street suits some buyers and not others, so visit after dark. Parking is scarce, and a car space on title adds real value at resale. The three public housing towers on Hoddle Street and Wellington Street are listed for eventual retirement under the state’s high-rise program, with no firm timing announced, so treat any renewal upside as long term.

Buying in Collingwood: What We Watch For

The Collingwood listing that looks like a bargain is often a small apartment in a large, recent building. These blocks can hold many near-identical units, which means plenty of competition whenever you come to sell, and resale prices can lag the wider suburb. We compare sales history within the building itself, not just the suburb median, before advising on value. At the other end, single-fronted workers cottages on very small lots are often dearer than buyers expect and need careful inspection. Rising damp, shared walls with neighbours and limited room to extend are common. City of Yarra heritage controls can also restrict changes to the front of the house. The properties that hold up best tend to have something hard to replicate, such as genuine warehouse volume, a north-facing courtyard or a car space on title.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Buying Collingwood's Unusual Stock With LP Advisory

Collingwood is hard to value because few properties are alike. Alana’s due diligence is built for that, covering conversion permits, owners corporation records, cladding history and City of Yarra heritage controls. Sharyn hears about lofts and cottages through her network before they are advertised, which matters when the best warehouse spaces are tightly held. Lou negotiates from recent comparable sales and, at auction, bids to a clear limit so the room does not set your price. Our fixed fee keeps the advice independent of the purchase price, which is useful when you are choosing between a cheaper apartment and a dearer house.

Questions

Buying in Collingwood: Common Questions

Are warehouse conversions in Collingwood a good buy?
They can be, if the building is well converted and well managed. Genuine Collingwood warehouse spaces with high ceilings, good light and parking are tightly held and tend to resell well, while poorly converted spaces or very large buildings can be harder to sell. Review the conversion permit, owners corporation minutes and any cladding or waterproofing history before making an offer.
The state government has listed the Collingwood towers at 240 Wellington Street, 253 Hoddle Street and 229 Hoddle Street for eventual retirement and redevelopment, but they are not among the first sites and no firm timeline has been announced. Buyers nearby should treat any change as a long-term possibility rather than a reason to pay more today.
The quietest streets are generally the residential pockets set back from Smith Street, Johnston Street, Hoddle Street and Alexandra Parade, where through traffic and late-night trade are lighter. Homes close to Hoddle Street and Alexandra Parade carry heavy traffic noise. Because character changes block by block in Collingwood, walk a street at night and on a weekend before you buy.
Collingwood sits between them in character. Fitzroy, across Smith Street, has more large Victorian terraces and a longer-established residential core, while Abbotsford to the east has the Yarra River edge and the Collingwood Children’s Farm. Collingwood has more warehouse conversions and new apartments, and its median house price around $1.3 million sits below nearby Fitzroy North.
Collingwood has strong rental demand from students and young professionals drawn to Smith Street, the CBD and Melbourne Polytechnic’s Collingwood campus. Houses return a gross yield of around 3.0% on a median weekly rent of $775 (REIV, March quarter 2026). Small houses and apartments with parking and outdoor space lease best, while large blocks with many identical units can show weaker capital growth.
It is worth considering, because comparing a converted loft, a new apartment and a renovated cottage is difficult without detailed local sales knowledge. A buyers agent can value unusual property types, read conversion and owners corporation paperwork, and negotiate on your behalf. That reduces the risk of overpaying for character or missing a building defect.
