Whether you are an Australian living or working overseas, buying from interstate, or an international buyer, we run the entire purchase for you, from search to settlement, so distance is never the reason you miss out.
Buying from afar is hard for the obvious reasons. You can't inspect, you can't read the agent across the table, and you are trusting someone to act in your interest in a market you can't watch day to day.
That is exactly what we do. We are your independent representative on the ground in Melbourne, with the local knowledge, relationships and judgement to buy as if you were here. You stay in control of the decisions. We handle everything else.
How we workLiving or working overseas, buying back home. As an Australian citizen you buy on the same terms as any local, with no FIRB approval and no foreign surcharge. We manage the time zones and the on-the-ground work around your schedule.
Relocating, investing or buying for family from another state. We bridge the local-knowledge gap, on suburbs, streets, value and the agents, so you buy with the same confidence as someone who lives here.
Foreign buyers face specific rules, and they changed in 2025. We give you a clear picture of what is and isn't possible now, and act for you within the current framework.
The same senior, hands-on service our local clients get, run so you never have to be in the room.
A proper conversation about what you want, your budget and your timeline, wherever you are.
On and off-market, assessed honestly, so you only spend time on homes worth it.
Detailed video walkthroughs, photos and frank written assessments, including what agents leave out.
We negotiate or bid on your behalf, with senior, ex-agent experience, so you are represented in the room.
We manage inspections, building and pest, and the settlement detail, through to the keys.
"Most of our interstate and overseas clients never attend a single inspection. They trust us to be their eyes, and to act exactly as we would on our own behalf."
As an Australian citizen you are not a "foreign person", even after years overseas. No FIRB approval, no foreign purchaser duty and no absentee owner surcharge. You can buy established or new homes like any resident.
No special restrictions. You buy on the same terms as any Melbourne local, established or new, with no extra duties for being from another state.
Foreign persons currently cannot buy established dwellings in Australia. A national ban applies from 1 April 2025 to 30 June 2029, with limited exceptions. New dwellings are still possible with FIRB approval. In Victoria, an 8% foreign purchaser duty and a 4% absentee owner land tax surcharge also apply.
These rules change and your situation is specific to you. We will give you the lay of the land and connect you with specialist migration, tax and legal advisers. This is general information, not financial or legal advice.
