Highett: Two Councils, a Level Crossing Plan and Townhouse Supply

Highett grew quickly from the 1950s, when industry and a large CSIRO research site brought jobs and new housing. Many of those original brick veneer and weatherboard homes have since been replaced by side-by-side townhouses, and former CSIRO land on Highett Road now carries apartments and a shopping centre. The suburb is split between the Bayside and Kingston council areas, which means different planning rules, rates and street feel depending on where you buy.

The median house price is around $1.6 million, while units sit near $732,500. Highett station on the Frankston line, Southland close by and an easy drive to the Hampton and Sandringham beaches keep demand steady. As a buyers agent in Highett, we help clients choose between houses, townhouses and units, and between the two council sides of the suburb.

Highett's Townhouse Supply and How to Buy Around It

Highett’s biggest trap is buying a townhouse that looks like ten others. Dual occupancy redevelopment has added plenty of similar stock, and that competition limits growth. Look for a townhouse with its own street frontage, a usable courtyard and quality construction, or prioritise an original house on its own block.

Conditions have also softened. House prices fell 4.1% over the past 12 months while units were flat at +0.3%, and the auction clearance rate was 66.1%. That gives buyers room to negotiate. The Level Crossing Removal Project plans to raise the rail line over Highett Road and Wickham Road with a new Highett station, so check how close a property sits to the future works before committing.

Buying in Highett: What We Watch For

Highett is one of the clearest examples on our patch of a suburb being rebuilt one block at a time. Postwar homes on wide blocks are still being replaced by pairs of townhouses, so a buyer comparing listings is often choosing between near-identical dwellings built by different developers to different standards. Our first check is construction quality and paperwork: building permits, occupancy certificates, domestic building insurance and any defects reported since completion. Our second is position. A townhouse at the rear of a battleaxe block, beside a busy road or close to the rail corridor will resell differently to one with street frontage on a quiet Bayside street. With the level crossing works still ahead and the rail line due to be raised, we also map each property against the project area. The stock in shortest supply is an original house on a full block on the quieter streets, and that is where competition is strongest.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

Lou and Alana were absolutely brilliant. Our son lives interstate and we were unfamiliar with local areas in Victoria. Both Lou and Alana were so prompt in returning answers to our questions. Building and pest inspection as well as conveyancing was organised by the team. Dealing with the Vendors agent was done by Lou all the while checking back with us before any action was taken. We flew down and loved the choice. Everything from that moment was completed in two weeks without any problems at all. Our son will now be moving to Victoria thanks to the help of Lou and Alana. Importantly apart from their professional expertise both Lou and Alana are really lovely lovely people. I could not recommend them more highly. Do yourselves a favour and use LP Advisory, you will not regret your decision. Janet and Owen Free.

Lou and Alana were absolutely outstanding throughout our entire home buying journey. From organising inspections and accommodating our many (often high maintenance!) requests, right through to making offers, coordinating conveyancing and settlement, they made every step feel seamless. Nothing was ever too much trouble, and they consistently went above and beyond to make sure everything was taken care of. Their communication was excellent, they were incredibly professional, and they were genuinely lovely people to work with. We always felt supported, well informed and confident that they had our best interests at heart. Buying a home can be stressful, but Lou and Alana made the experience so much easier. I couldn’t recommend them more highly to anyone looking for buyer advocates who are knowledgeable, responsive and truly committed to their clients.

How We Help Buyers Win in Highett

Highett has more choice than most bayside suburbs, which makes comparison the real skill. Alana reviews townhouse building quality, owners corporation arrangements, subdivision plans and which council’s planning scheme applies. Sharyn uncovers original homes from long-term owners who prefer a quiet sale, often the best land buys in the suburb. With houses averaging 42.5 days on market and a softer clearance rate, Lou has more room to negotiate on price and terms, and he bids decisively when a standout Highett home goes to auction. We act only for buyers, on a fixed fee.

Questions

Buying in Highett: Common Questions

Does it matter whether a Highett property is in Bayside or Kingston council?
Yes, it can. Highett is split between the City of Bayside and the City of Kingston, so planning rules, rates and the feel of the streets differ depending on the side. Development controls affect how much townhouse building happens nearby, which shapes future supply and streetscape. We check which planning scheme applies to every Highett address and compare sales on that side of the suburb.
The Level Crossing Removal Project plans to remove the Highett Road and Wickham Road crossings by raising the rail line, with a new Highett station. The project is in the planning stage, and the Frankston line is due to be level crossing free by 2033. Homes near the line may face construction disruption and new views of a raised rail line, but should benefit from less congestion afterwards.
If budget allows, a house on its own block has generally held value better, because land is scarce and townhouse supply is high. Houses have a median around $1.6 million and units around $732,500. A well-built townhouse with its own frontage can be a sensible middle ground. We assess build quality, land share and competing Highett stock before recommending either.
Recent figures show some softening. The median house price fell 4.1% over the past 12 months, units were steady at +0.3%, and the auction clearance rate was 66.1%. That points to a buyer-friendly market rather than a collapse. For buyers, it means more room to negotiate and less pressure to overbid, especially on Highett homes that have been listed for several weeks.
It is a steady option rather than a high-yield one. The house rental yield is around 2.7% on a median weekly rent of $750, and unit rents rose 8.7% over 12 months, reflecting tenant demand near the station and Southland. Townhouses and units close to Highett station tend to lease quickly, but watch competing supply and owners corporation costs when modelling returns.
Highett is generally cheaper than Hampton, which has the beach, the Hampton Street shops and more Bayside prestige, yet it shares easy access to the coast. Compared with Cheltenham, Highett offers a station-side shopping village and a similar mix of original homes and townhouses. Buyers priced out of Hampton often start in Highett’s Bayside streets before widening their search to Cheltenham.
