Case study · South Melbourne
A surgeon who was ready to buy but had no time to search. Multiple off-market options, no pressure, and the right one found in under a fortnight.
| Suburb | South Melbourne, VIC 3205 |
|---|---|
| Purchase price | $1.75m |
| Method | Off-market |
| Buyer | A surgeon working at a major inner-Melbourne hospital |
| Time from engagement to secured | 11 days |
| Areas considered | City of Port Phillip and the inner north |
| Options presented | Several, with no pressure to proceed |
Our client did not come to us unsure about buying. The decision was made, the budget was set and the criteria were clear. What she did not have was the time to run a search, or to spend her limited free hours inspecting properties that would turn out to be wrong.
That is a different problem from indecision, and it needs a different solution. She was not looking for someone to help her make up her mind. She needed the search, the inspections and the sourcing to happen without her having to be there for the parts that do not require her.
Our client is a surgeon, and her working hours are neither short nor predictable. Proximity to the hospital was not a preference, it was a practical requirement about what her life looks like on a weekday.
But she was clear that she was not buying a place to sleep between shifts. When she is not working she wanted somewhere she could actually enjoy, with the cafes, the beach and the walkability that come with it.
Those two requirements pull in slightly different directions, which is why she nominated a spread rather than a suburb: several pockets across the City of Port Phillip, plus the inner north.
Buyers often apologise for a broad search area. They should not. What matters is whether the criteria within it are sharp, and hers were. Budget, priorities and non-negotiables were all clear from the first conversation.
That let us assess opportunities against a real standard rather than a feeling, across a genuinely large slice of inner Melbourne, without the search becoming aimless.
The eleven days started when she signed. The relationships behind them did not.
We began sourcing off-market opportunities as soon as she engaged us, and put several in front of her. When she saw this one, she knew.
It would be misleading to present eleven days as typical, and we do not. Most searches take longer, and they should when the right property has not appeared yet. What made this one possible was not luck or pressure. It was that the agent relationships that produce off-market stock in these pockets had been built over years, and were already in place the day she signed.
That is the part buyers cannot shortcut on their own. You can start a search tomorrow. You cannot start a twenty-year relationship tomorrow.
There was no deadline forcing this and we did not manufacture one. She was given multiple options and the room to say no to all of them.
Speed that comes from access is useful. Speed that comes from pressure is how people buy the wrong house. This was the first kind.
Secured off-market at $1.75m, in South Melbourne, eleven days after she engaged us. Close enough to work, and the kind of place she wanted to come home to.
If your work makes Saturday inspections difficult or impossible, the open market is quietly working against you. Auctions happen when you are rostered on. Private sales move while you are unreachable.
Melbourne’s major hospitals also sit in a tight cluster, and which one you are rostered at genuinely narrows where it makes sense to live. Parkville alone holds the Royal Melbourne, the Royal Women’s, Peter Mac and the Royal Children’s. The Alfred sits in Prahran, the Austin in Heidelberg, Western Health in Footscray. A ten minute difference in commute is worth a great deal more when your shift starts at six.
An advocate does not just find properties. They make it possible to buy without being personally available at the moment each opportunity appears.

It varies with the brief and the market. This South Melbourne purchase was sourced and secured off-market in eleven days, which is unusually fast. A more typical search runs weeks to months, and taking longer is often the right outcome.
Through relationships with local selling agents that already exist before the client engages. The speed is not created during the search, it is inherited from years of prior contact in those specific pockets.
If it genuinely meets the brief and the price stacks up, an early appearance is not a reason to hesitate. The risk is buying quickly under pressure. This client was shown several options and was free to decline all of them.
Yes, and it is often the better approach. A broad area with sharp criteria produces more genuine options than a single suburb with loose ones. This client nominated pockets across the City of Port Phillip and the inner north.
