Elsternwick: Victorian Terraces on the Sandringham Line

Elsternwick sits in Glen Eira, with Elsternwick station on the Sandringham line beside Glen Huntly Road and the route 67 tram heading to the city via Brighton Road and St Kilda Road. The Glen Huntly Road strip, anchored by the Classic Cinema, keeps the centre busy well into the evening. Houses have a median of around $1.9 million (REIV, March quarter 2026), with an auction clearance rate of 75%.

The housing is unusually mixed for a suburb of its size. Victorian terraces and villas, 1930s remodelled terraces on Glen Eira Road, older blocks of flats and warehouse conversions around Horne Street all compete for different buyers. An Elsternwick buyers advocate has to know which of these hold value, because a well-located apartment and a tired villa a street apart attract completely different fields.

Reading Elsternwick's Mixed Market

Heritage overlays apply across parts of Elsternwick, so check before you plan a second storey or a knockdown. A villa that looks like a straightforward renovation may have limited scope to extend, and that should come off the price.

School zoning is the other trap. Elsternwick has no government school within its boundaries, as the local primary is officially in Brighton, so zoning depends heavily on the exact address. For apartment buyers, the opportunity is in older, well-run blocks of flats within walking distance of the station, where owners corporation records and building condition matter more than the finishes. With house yields around 2.2%, investors should treat Elsternwick as a long-term growth play backed by steady tenant demand for the train and the Glen Huntly Road shops.

Looking in Elsternwick? A short call is enough to map out houses, flats and the streets worth targeting.
Local knowledge

A Recent Elsternwick Buyers Agent Success Story

Not every win comes from negotiating a big discount. In Elsternwick, we acted for a buyer competing for a highly sought-after apartment that had attracted strong interest from several parties. After assessing the property and market, we judged that waiting for auction would expose our client to unnecessary competition and risk, so we recommended a strong pre-auction offer pitched at fair market value. The strategy worked, securing the apartment before auction and removing the uncertainty of bidding against others. Sometimes the best outcome is not paying less, it is securing the right property at the right price before someone else does.

Whether you’re buying or investing in Elsternwick or the wider inner south-east, our local knowledge and negotiation experience help clients secure opportunities both on and off market.

I was flat out with work and had neither the time nor the resources to house hunt, and not being local made the Melbourne market hard to understand. Lou and Alana were incredibly professional and took care of every single detail, making the whole process smooth and stress-free. They found my home in just 11 days! I'd wholeheartedly recommend LP Advisory to friends and family who want to actually enjoy finding their perfect place.

Have dealt with LP Advisory on many occasion being a real estate agent in the Port Phillip area. I have to say Lou is always extremely easy and no fuss to deal with, always having the best intentions for their clients. Lou recently purchased a property through us pre market in South Melbourne. Within 48 hours, his client had viewed, a building inspection had been conducted and we had negotiated with the owner and come to an agreeable price. Happy clients all round so thank you. I’ve had the pleasure of working with Lou on a number of property matters, and one thing that really stands out is the level of care and attention to detail he puts into the property search for his clients. Lou is extremely knowledgeable. He is always asking questions, clarifying details and making sure he has a thorough understanding of the property so he can properly guide and assist his clients. From a conveyancer’s perspective, it’s really lovely to see the amount of care he takes behind the scenes to ensure his clients are making informed decisions and purchasing the right property for them. I would happily recommend him to anyone looking for an experienced, knowledgeable and genuinely caring buyer’s advocate.

There are not enough superlatives for what a wonderful job Lou and Alana have done. Looking for a home is stressful enough, especially when you add in the fact I am move interstate, however the LP Advisory team took all the difficult work out of it. I am extremely happy with the service and care I have received, which obviously ranged from sourcing appropriate inspections based on my preferences, then through going to them, giving me amazing advice and suggestions. They are both very professional, very kind and very efficient. Thank you both so very much. I am beyond appreciative and I could not recommend their services enough. If anyone is looking, please look into Lou and Alana. Thanks :)

I could not recommend Lou, Alana and the LP Advisory Team more highly. They are absolutely the real deal in terms of their local knowledge, price guidance and relationships - it is almost an unfair advantage if you have them on your team. I recently was able to purchase a home far better than anything I would have dreamed of due to the strength of their relationships and negotiating advice. At no point did I ever feel pressured to look at homes which I felt were off brief - they would send me video tours of homes before I even stepped in to make sure that it was only for the highest and best potential homes that I was investing my time. I wasn't fighting with the regular weekend crowds but had the opportunity to view when it suited me. And more than that, I was able to be candid and open in my feedback which was clearly taken back on board and reflected back in the shortlist that was presented back to me. As a business owner making a significant purchase, their commercial nous was unbelievable as was their integrity (they earned their fee four times over) and I feel incredibly fortunate to have worked with them. I was actually recommended them by one of the local Port Melbourne/Albert Park agents who probably regrets introducing us now!

How LP Advisory Helps in Elsternwick

Elsternwick buyers range from first home buyers chasing a flat near the station to families competing for Victorian homes, and each needs a different strategy. We bought an apartment here for $522,500 for a first home buyer relocating from Brisbane, which meant handling the inspections, checks and negotiation while our client was interstate. Alana reviews heritage overlays and owners corporation records. Lou negotiates and bids to a firm ceiling. Sharyn works the agent relationships that surface homes before they are listed. We are independent and paid a fixed fee, so the advice stays entirely on your side.

Questions

Buying in Elsternwick: Common Questions

Which school zones apply to Elsternwick?
It depends on the exact address, because Elsternwick has no government school within its boundaries. Elsternwick Primary School is officially located in Brighton, and secondary zoning varies across the suburb. Private options include Wesley College’s Elsternwick campus, Leibler Yavneh College and St Joseph’s Primary. Use findmyschool.vic.gov.au to check the specific property, as one street can change the result.
It can be, particularly in a smaller, well-maintained block within walking distance of Elsternwick station and Glen Huntly Road. Look at the owners corporation fees, the sinking fund, any planned works and the share of investor-owned units. Older blocks of flats often offer more space for the money than new apartments. We have bought an apartment here for a first home buyer, so this is a part of the market we know well.
Yes, in many streets. Heritage overlays in Glen Eira can require a planning permit for demolition, external changes and some extensions, and they often limit what can be seen from the street. That protects the streetscape you are paying for, but it adds time and cost to a renovation. Read the planning certificate and get early design advice before setting your budget.
Elsternwick offers more shopping, dining and housing choice than Ripponlea, which is smaller and quieter, and it is generally a cheaper way into a period home than Brighton. Brighton gives you the beach and larger blocks, while Elsternwick gives you Glen Huntly Road, the Classic Cinema and a shorter train trip. We compare specific streets in each against your brief.
Demand is steady, especially for well-located apartments and townhouses near the station and Glen Huntly Road. Houses rent for a median of around $883 a week, a gross yield of about 2.2% (REIV, March quarter 2026), so most investors here buy for long-term growth rather than income. Tenants value the Sandringham line, the 67 tram and walkable shops.
It depends on the property and the competition. With a clearance rate around 75%, roughly one in four Elsternwick auctions does not sell on the day, which creates room to negotiate afterwards. For a highly contested property, a strong pre-auction offer can remove the risk of a crowded room. We weigh interest levels, agent feedback and comparable sales before recommending either path.

We act for owner occupiers buying a home to live in, as well as first home buyers, families upsizing, downsizers and property investors.

Some homes change hands before they are ever advertised, so we search off-market property as well as listings. If it goes to auction, we can bid for you. Not sure about the building? Start with a pre-purchase property report.

Moving from interstate or overseas? We run the search and inspections for buyers who are not in Melbourne. Buying for business or super? See our commercial property buyers advocate service.

Selling instead? Our vendor advocates help you pick the right agent and campaign.
