Buyers & Vendor Advocates · Melbourne

Who we help

Buying property in Melbourne is not one job. A first home buyer is managing deposit, grants and nerves. A family is buying a school zone as much as a house. A downsizer is selling and buying at the same time, in the same market. A buyer overseas is trying to make a call on a suburb they cannot walk through on a Saturday.

We work across all of it, with the same team and the same process. What changes is where the risk sits, and what we do about it.

Find your situation

If you are not sure which one you are, start with full-service buyers advocacy, or book a discovery call and we will point you in the right direction.

First home buyers

You have saved the deposit and now you are competing at auction against people who do this for a living. The risk is overpaying under pressure, or buying something that does not resell. We handle the search, the due diligence and the bidding, and we walk you through the Victorian grants and stamp duty concessions you may qualify for.

First home buyers

Families upgrading

The school zone matters as much as the floorplan, and the house you buy has to work for the next ten years, not the next two. Most families are also selling, which means timing two transactions in the same market. We buy the right home in the right zone, and we can manage the sale of your current one as well.

Downsizers

Downsizing has the most moving parts. You are selling a home you have held for a long time, often for a number that sets the budget for everything after it, and buying into a tighter, lower-supply end of the market where the good stock frequently never gets advertised. We manage both sides, and our off-market network matters most here.

Downsizers

Prestige and luxury buyers

At the top of the market, the best homes are traded quietly and comparable sales are thin, so valuation becomes a judgement call rather than a data exercise. Discretion matters, and so does having someone independent putting a number on it before you commit.

Luxury and prestige

Interstate and international buyers

You cannot inspect, you cannot read the room at an auction, and you are relying on photography and a selling agent whose job is to get the highest price from you. That is the widest information gap of any buyer we work with. We are your eyes on the ground, from inspection through to bidding and settlement.

Interstate and international

Holiday home buyers

The Mornington Peninsula is a small, seasonal market where value swings street by street and a lot of the best stock changes hands off-market between locals. Getting the location wrong is expensive and hard to undo, so local knowledge does most of the work here.

What every buyer gets

  • An independent advocate. We are never paid by a seller or a selling agent.
  • A licensed estate agent and former auctioneer bidding on your behalf.
  • Access to off-market and pre-market stock through our agent network.
  • Due diligence before you commit, not after.
  • One team from the first search through to settlement.

Common questions

Do you only work with buyers in inner Melbourne?

Inner Melbourne and the bayside suburbs are where we work most and know best, but we also buy across the wider metro area and on the Mornington Peninsula. If a suburb is outside what we genuinely know, we will tell you rather than take the job.

Is there a minimum budget?

No. We work with first home buyers at entry price points and with prestige buyers at the other end. What matters more than the number is whether the search is realistic for the budget, which is something we will be straight with you about on the first call.

Can you help if I need to sell as well as buy?

Yes. We act as vendor advocates as well as buyers advocates, so we can manage the sale of your current home and the purchase of the next one together. That matters most for downsizers and families upgrading, where the two transactions have to line up.

What if I am buying from interstate or overseas?

We inspect on your behalf, send honest assessments rather than marketing photos, handle due diligence and bid or negotiate for you. Plenty of our clients buy without setting foot in the property, though we always encourage a visit where it is possible.

Not sure where you fit?

Most buyers do not fit neatly into one box, and that is fine. Book a discovery call and we will tell you honestly whether you need us, and which part of the service is worth your money.
